Our living space (kitchen, living room, everything bit bedrooms) is on the lower level, with no basement, and we had two feet of water in our backyard last summer (9 inches in the house). We're going to demo the house to raise the living space up, and we're going to regrade the shit out of it. Can't nothing

I remember that!

And yes, it does. I fought a flash flood and it was like pissing in the wind. Our town allows changes of up to three feet in grade, and I’m going to use every inch of that against the house, and no points on ingress facing the water. No walkout, no windows.
