After the dual shit shows yesterday, I woke up to a new ping on one of my many, many search alerts and it looks like a good one!
2 bed, 1 bath, 1000 sqft home 23 minute drive from my house (a little far, I know). It sits on just over 3 acres and already has two sizeable looking shops, plus the one car garage attached to the house.
Home looks fine, not great but fine, and the neighborhood looks OK. Maybe a little methy, but not too bad. House it a touch small for resale, but meh.
Shops appear to be 30x40 and 24x30, though there are no pictures of the 2nd one, so we’re left to speculate. Pictures of the larger shop show signs of bird shit and a mish-mash of lighting, but that doesn’t bother me.
Price for all this middle-of-nowhere goodness is listed for just under $90k, a full $30k under my budget.
I’ve requested a showing with my realtor and will update when I hear back, but I am tentatively excited. If the drive isn’t too bad and it is as good as it looks, this could be a winner.
I’ll update this post when I am inevitably disappointed.

35-40 years ago, someone was really proud of those cabinets.

listed for just under $90k.
Wow. This would be 5-6 mil here.
Just a random example of a $5.5M property: https://www.realtor.ca/Residential/Single-Family/19462838/27813-56-AVENUE-Abbotsford-British-Columbia-V4X1S5

The color and texture resembles some kind of rare fungus, but that stuff wears like iron.

23 minute drive from my house (a little far, I know)
You’re definition of far is very different than mine. My commute right now is 20min and that’s the shortest I’ve ever had. Pretty much if it’s within 30min I don’t really consider it “far” from me.

Haha I’m not sure a literal blueberry farm is a good comparison, but I see your point. That same setup here might fetch... $250K to $500k?

Hmm, yeah maybe not. But that’s in a shithole too.

Resembles? I would say typifies.

The furnishings, dated and worn as they may be, pale in comparison to that stone house. 3 acres is also much better than one or .25. Then there is the acres of vacant land directly behind it. Lots of potential with this one and they already came down $20K. Bet you could get it for $75K

I’m just gonna live in the boonies, thanks.

Oh man, looks awesome. God why must I live in a flood zone, I am not allowed to tear down and build a bigger garage on my property. Stupid beautiful river front property.

I admire your sleuthing! Yeah I don’t know why they didn’t highlight the stone more. It looks amazing
The bummer of the 3 acres is while it has trees, thank god, they’re not dense enough to kill off the grass. Step one would be to try to get rid of as much of the grass as possible and put up some screening plants.

Wonder why this didn’t pop up in your searches earlier?

I have a new search that doesn’t have a geographic restriction like my old ones do. When this one got relisted it pinged the new shop search, but none of the old ones. (Old search shown below)

Jealous. Any extra shop space in CO would start at $250K just for the tiny land to put it on.

What is that road behind the house?

Looks like it is for servicing a pump jack.
