My commute is about to become very terrible for an extended period of time. I don’t like this.

So the missus and I are currently in the process of looking for a house. The problem is that my realtor has informed me that an offer for a new house containing a contingency clause on the selling of my current house will not be competitive.

Has anyone else gone through this either with short term temporary housing, bridge loans, home equity loan to cover the down payment, or similar tools?

No family to stay with shortly and we aren’t crashing in a friends basement for a couple months while we look for the next place.

I’m doing the house selling and buying thing this week. At the moment I’m technically homeless, actually. In our area, purchase contracts with contingency clauses for the sale of the buyers current house are common, and that’s what we did. However, we sold the old house first, so that when we put in an offer with the contingency there was already a contract in place on that house. Putting in a contingency offer without a sale already in place would be a much a weaker offer (and probably one I would not have taken as the seller on the old place).

We avoided the bridge loan thing by closing on the old place a couple days before the new place so the proceeds could make up most of the down payment. The downside is that we’re technically homeless for a couple of days, and you have to store your stuff one way or another for that period.

That is normally how it is done. Currently in Denver though, the real estate market is insane. Ideally, I’d like to sell our house with a closing date on a Friday, then buy the new house with a closing date on a Monday. Live in a hotel over the weekend and leave everything packed up in a UHaul.

That really limits my housing search though. My house is projected to go under contract within a week of listing.

I’ll probably request a month of back rent or something.
