1. we have like no yard and I don’t like the idea of keeping a doggo coupled up.

2. Too many cats we have. 4 cats right now. 2 are ours,  2 are fosters also 4 more Lil baby fosters but they stay in the upstairs bathroom. They had no mama and were really sick. One died already and another isn’t doing so hot. The first littler we fostered all 5 survived but they had a mama.

3. house too smol because I want a big boi doggo. Like 13olb wolf hound.

I love cats. But I’m absolutely a dog person. My wife’s the opposite she loves dogs, but cats are her jam. Hopefully in the next year or so we’ll be moving out of the duplex(our current house is a duplex renting the other side pays 75% of our mortgage)  and out of town then I’ll be getting a pupper.

I envy you duplex investor folks.

I have a nearby neighbor who bought a rambler-style brick duplex (clean look, wouldn’t know it’s a duplex at first glance , shared detached garage in the alley). We were chatting the other day and his wife was lamenting that she didn’t know if all the remodeling (read: everything had to be replaced, all DIY no subs ) was worth the cost, time, and trouble. I told her they were both brilliant and they were about to make a killing. I pointed at my home which cost more, needs work, and can’t make me money beyond equity as there’s nothing to rent out. She thanked me for my optimism. Months later, they finished their work and rented to a nice single lady with a good job. From what I gather, she’s paying close to their *entire* mortgage. The owners will break even with their repairs sooner than they think and soon they will be laughing to the bank while living in the other half.

Yeah we got lucky. Bought the house from my father in law, for what he paid for it in lik 1998. We looked for a house of about a year because we needed another bedroom after we adopted my nephew. Unfortunately the housing market around us had just gone up about 40% in prices. We needed to be under 100k and that would be for a move in ready house. We put bids in on a few foreclosure and we too low. Then My FIL offered to sell the house to us. We had been renting here for 4 years and it was actually a triplex. It’s a 100 year old 35 00sq/ft home that was converted to a triplex in the 80s. One of the apartments was tiny like 500sq/ft so we took over that one. Made the living room/kitchen into our bedroom and the bedroom into a guest room.so we went from a 1 bed 1 bath appropriate a 3 bed, 2 bath apartment.

being a 100 year old home it’s not the prettiest, super expensive to heat , and all the conversations make for a stupid layout. But our 750 dollar and montage is mitigated by 600s of rent. Also we’ve been fortunate English to rent to people we know and trust. We give them a deal, but the trust is worth it.

The ultimate goal is to rent out both apartments after we move out. With rent from two apartments we’d actually make a profit of this house which would in turn go to the other mortgage
