That’s one of my floor joists. Yay! That would explain the drastic dip in my dining room. Time for some !!!error: Indecipherable SUB-paragraph formatting!!! .

There were three in a row damaged like the one above, but that one was the worst by far.

Starting with the first one, I clamped a new 2x8 to the existing joist. Then using a tee made from a 4x4, I jacked up the floor enough so the new one could be placed on top of the house beam. That was accomplished by greasing the top of the tee and hammering the new joist until it slid over the beam. Worked like a charm.

Once it was in place and level, I bolted them to each other with galvanized carriage bolts and left some jack posts underneath each one just as an added measure.

These three needed immediate attention, but there are quite a few more that will need some work. On the plus side, I was stuck down there during a downpour and there was zero water intrusion. I think any damage from moisture is coming from condensation of my pressure tank. I first noticed this when I had to replace the pressure switch back in September. The tank was sweating like crazy and there was a damp ring on the floor around it.

Damn, that sucks. You’re keeping up on the situation though, which is good.

How old is the house?

I was thinking of using a hot water heater blanket or spray foam it.

The plumbing is on borrowed time as it is, so I think I’m going to replace and reroute everything so I can replace the joists that are currently above the tank. All the copper was spray foamed over completely and I know it is at least 30 years old. The copper tubing has probably eroded and it is just a tube of insulation now, haha.
