This happens a lot with older terracotta pipe systems. Roots will grow around the pipe and eventually crack it and infiltrate it for the water, and then you’re getting blockages and dirt.

If you have the terracotta pipes, dig up as much as you can and replace it with a pvc pipe

Every year once it starts getting cold I rent a 100’ sewer snake and clear out roots from my rental house.

Except for the time during the summer when I pulled it out and there was a plastic bag on the end. Was not happy.

At my old house I had to get my drain snaked with a cutter head once a year to keep it from backing up. Fortunately nothing was broken to the point where I needed a new drain put in.

It happens. Fortunately at my current house, there are no trees in my front yard so I should be safe from this hassle.
