We put another contract on another home. I think this one will stick though. (hopefully)

I’ve never seen a gift wrapped house before.

More of a “pardon our dust” :)

Why are the external walls wrapped? Are they not brick walled? Are they not watertight or does cladding go over the top of it and this is just a waterproof membrane?
Sorry for the questions. I’ve never knew there was that much difference to how U.S. buildings were made compared to ours.

Make sure they add some sheetrock and appliances before you move in! :)

Most houses in the US have timber frames. Plywood sheathing is nailed to the frame, then covered in a breathable waterproof membrane (which is what you’re seeing there), and then whatever exterior cladding gets used (including fake bricks) goes on top of that.

At least you found one - we’ve been at it almost a year (although, to be fair, seriously for six months).

These are not homes only a fragile shell of town houses

Oh, okay I was thinking it was a membrane but wasn’t sure what was behind and what was going in front.
Ours are mostly breeze block walls with a brick dressing wall on the exterior, brick or breeze block load baring walls inside and wood frame dividing walls and then plaster boarded throughout.

You may want to blur out the builders name on the house wrap

That would be a combination of a lot of overpriced apartments, too many buyers in our price range, and a SigOther who doesn’t want to settle for something that doesn’t meet nearly all our needs. I’ve been willing to buy 3 apartments we’ve seen, she’s been willing to buy 1, but that one was overpriced by about the amount we’d have to spend to demo the kitchen and bathroom - they’re really at the end of their useful lives. I agreed with her that overpaying and then laying out cash to refurbish it (75 grand!) was not a wise move. Of course, someone else bought it. And location? If you stood in the lobby, you could see our vet. Two blocks from our grocery store. 1/2 a block from the 1/2/3 train. I’ll be interested to see if the owner took less than full price.

Holy shit dude. Where do you live? That’s sounds like the perfect storm of crappy conditions.

Manhattan. It’s not a good place to shop for an apartment right now.

I guess thus the name. The NoVa market is insane, but I can only imagine how NYC must be.

Yeah - I used to sell in DC/MD, so I hear you. Here, if you’re spending between 10 and 15 million, you’re spoiled for choice. If you’re under a million, there’s not a lot that’s decent. And that’s sentence I never thought I would type.
