I'm so fortunate my house is almost done.I'm on the verge of losing my shit on the landlord. Last night @ 8:30pm they slide a note under the door saying that they will be entering the premises today @ 1:00pm. This is the 3rd time in 2 months were they fail to give me a 24hour notice. As per the Alberta Residential Tenancy Act they are required by law to give you at least 24 hours notice. My main gripe is not that they will enter the premises frankly I could not care less. What pisses me of is that they drop off a note right before I plan to go to bed and then I have to stay up until midnight to make sure the place is to their expectation (AKA spotless). If I was given a proper 24 hour notice I could go to bed as I planned because I work early mornings and cleaned the place up once I got home from work.
I wrote them a letter explaining to them my situation and that I do not appreciate that they can not allow me my simple rights as a tenant and that a 24 hour notice shouldn't be too much to ask for.
Even if they dropped off a note at 5pm rather than 8:30pm it would make my life a lot easier. So here I am running on 4:30 hours of shitty sleep and can barely function because of this nonsense.
Just one more month until I can tell them to go fuck themselves.
I'm moving here on November 20th in my first house.

Change one of the locks so they can't get in. Let them in at 8:30pm.

Why are they needing in for the third time in two months? Is work being done on the place, etc... ? When I rented (admittedly in the U.K.) we had quarterly inspections and would be given three-four days notice but I always maintained the property in a spotless conditions though 24 hours notice is the legal standard (unless some untoward was happening or illegal activities were suspected).

Sweet! Home ownership is a great/stressful.
Renting is a lot easier I find but there is no point in giving someone else money every month either.

You're not in breach of your lease - the landlord is by not giving you 24 hours notice.
Is there a city department that can get involved in this?

I'm on my 2nd house (just moved a month and a half ago) and I'm jealous of the garage!!

Rent for 600sq/ft 1 bedroom apartment $1200/month
Mortgage for 1800sq/ft house with triple garage $1400/month.
renting in this last year has been a nightmare. prior to that I had no problems ever I would see the landlord the day I move in and I would not see them again until the day I move out. now they keep doing random inspections every 3-4 weeks and I can't stand that I can't have my privacy.

just random inspections. I have nothing to hide so I don't mind them going in I just hate the short notice. one time they went in and they left me a warning because I had and I shit you not here 1 bowl and 1 glass in the sink left over from breakfast. saying that the place wasn't kept clean and if they saw that again I could get evicted.

yeah. you should report them to the city for violating that act - RIGHT BEFORE you move out. that way they can get harassed by the city.
Make sure the house is done on time before starting that fight tho so you can escape without harassment though

Ya it does make sense to buy if you can afford the down payment.
I have never had a landlord like that, my one place the landlord lived in Vancouver and I was renting the place in Lethbridge. Never heard anything from him.

I wouldn't stand for three random inspections in two months. No way.
I'd say if you want to inspect the place you do it with the minimum 24 hours notice and you do it with myself present. If the time and date is not conducive to myself I will make myself available within the one week after the notice is given.
I don't have anyone in my place (if I'm paying the rent it's my place as much as it is theirs) if I'm not around without a valid reason.

the only thing is I have nothing to defend myself with since they don't put a time of when they gave you the notice on the notice. they can just say "oh yeah we gave it to him earlier he must of not seen it" even to I was standing in the kitchen & I actually saw when they slip the note in the door.

Ya, I took a loan from the bank of my parents and paid it back after a year for the down payment on my house.
Dumbest thing I remember is people saying keep 10k er so for emergencies. Invest that 10k instead, you can still get to it with not much of a fee if you really need it.

because I have no leg to stand on. they do not mark the time they give you the notice on the notice. so they can just say "oh we gave him the notice 2 days ahead of time he must not of seen it" and I have no way to argue against it even tho I physically saw them slide the note in the door and looked at the clock.

Just ask them to drop the note off as early as possible so you can tidy up. I'm sure they would oblige and you wouldn't look like a dick and make them feel like shit. Pretty simple.

wait a minute? why would I look like a dick for asking them to follow the law? They have been abusing their power for months because they thought I did not know any better. I'm one of the nicest guy and my letter was super polite. I can tell you one thing I do not feel sorry if they feel like shit. All I did was exercise my legal rights without actually going to the authorities just politely reminding them of what the law actually was.
we know have an understanding that will work for both of us so it's all good.

As someone who rents out an apartment, that sounds like completely unprofessional behaviour. If I have to go into the unit, I contact the tenant as ask them when a good time is. I treat them like they're my customer.
And from what I encountered when helping others find apartments, half of the landlords out there are idiots.
One time when looking, one jackoff property manager was advertising apartments for rent that weren't actually available. The jackass just wanted to create add to a waiting list.

I live in a small town were rental properties are hard to come by and I see that all the time were they advertise apartments that are not available for 6 months. I need a place to live now not in 6 months you dickwad!
and Rightfully so I should be treated like a customer I mean I only paid $43,000.00 in rent at this place over the last 3 years. I was assuming I paid for some respect with all that money.
