2 years ago we bought our house and a couple months later   aN abandoned house two doors down was purchased from some sort of auction. Whoever bought it gutted it, put down new sod and fixed the fence , basically tore the garage down to the frame and rebuilt it, new roof, etc . And now after all that work- they listed it today. I have to imagine if they had gotten to market 1 month earlier they would have had a much easier sell on their hands. Either way they’re asking 10% more than we paid 2 years ago for a slightly smaller house so I’m sure they’ll turn a profit .

All in all it looks pretty good now...

Anyw ay I’m excited for new neighbors. And glad that we don’t live two doors down from an abandoned house anymore.

From my perspective, those that can still afford a decent, higher priced home, are still employed and are taking advantage of the historically low interest rates. If anything, housing inventory will shrink further, as people are unwilling to risk listing their homes and having strangers walk thru their homes.

Four of five houses have sold on my street over the l ast couple years. The one next door to me sold last month for more than any of them. I bought in 2009 at the bottom of the market. This one sold for. little over 300% what I bought mine for. About the same size as mine, but with a larger backyard and a pool. They did some minor remodeling, but not much.

Its weird, last week I had a guy sitting in my office wanting info on a home equity loan to redo his bathrooms, I was just kind of thinking,  buddy, when all this is over, you'll be grateful to even have indoor plumbing.

That’s kind of the way I’m feeling right now as well. Of the five, yes five, houses I walked through today, all refi’s by the way, three of them were at the top 10% or more for property values in their market. People are not taking this pandemic as seriously as they should.

I think a lot of people are in total denial about how devastating the economic damage is going to be. This is going to make 1929 look like 1987.

This is the same dynamic that makes me wonder why any landlord would evict a tenant on April 1. D o you want to try finding a new tenant in a pandemic?

Alternate take: Do you want someone living in your apartment rent-free, knowing that they won’t get kicked out, and possibly causing damage (or more damage) that would only delay you getting the place ready for the next tenant, whenever that may be?

If you haven’t been getting any rent, and the government is about to ensure you aren’t getting any more from your tenant in the foreseeable future, why on earth would you let them stay?

(I realize that many people are losing jobs and income right now, but my point is that if you were up for eviction on April 1, the pandemic had nothing to do with it. For those that were previously decent tenants, and run into hard times in the next two months, well, I hope their landlords can let them ride it out.)

I’d extend an interest-free loan; the loss to inflation is almost certainly less than the cost to find a new ten ant in this environment.
