Well damn it.

Kinja'd!!! Kinja'd!!!

There a couple shingles that are cracked from the wind and age. It’s only about 15 years old, but it’s due. A few of my neighbors have been getting roofs the last couple years. I guess it’s my turn.

My measurements are about a 5 square for the house, and another 7 for garage, porch, bay window.

That’s not too bad from a materials perspective, and being a walkable pitch it might not be too crazy to have done. All the different surfaces (and being 2-story) does work against you on that, though. Good luck!

I just had my brick tile roof replaced after 25 years (owned the house for 6 .) We started losing random tiles in rainstorms one by one consistently. Unfortunately we waited long enough that the cost to replace it was a little higher than anticipated - done by trusted people, of course.

Here in AZ shingles maybe last 5-10 years before they need replacement. I’ve been living here long enough that it’s incredible that your shingle roof has lasted that log.

I am no expert though I have done a little roofwork, other than the damaged shingles that roof looks pretty good, no significant granule loss or cupping.  Is there a chance a good roofer could fix and it could live on a few more years? (says the world's cheapest homeowner).

Actually I don’t think the HOA will allow it.

I feel you. Having to put a new roof on the house we are selling in Texas (just moved to Florida), but at least the insurance company is footing the bill. And we actually made money because the insurance company reimbursed us $700 extra for restaining our fence due to hail damage , even though they had the actual invoice in hand.
