Measure 3-547 claims an added cost of less than $10/mo for the “average” homeowner in Lake Oswego factored at $1.64 per $1,000 of property value puts the average home value of Lake Oswego at approximately $73,000.
There’s just one problem... The average home value in Lake Oswego is $653,500 according to Zillow. That tacks on $89.31 to LO’s already outrageous property taxes. Even with my shitty broken down “cheap” house, I’m looking at an additional $38 on top of the $380/month that’s already stolen from me. A full 10% increase.
I bought this stupid house because of the schools, and I want to support the schools, but it looks like the folks behind this are being deceptive. Please point out the holes in my logic, because I feel like I can’t possibly be right about this.

Seems right to me (if you assume the 1.64 is per year, assuming per month brings a lower avera g e home value.)
How knows if they are being malicious, made a mistake with their math, or made a mistake with their wording (or if I’m an idiot and screwed up somewhere) . Given the high cost of education, I’m not sure if it’s unreasonable, but they owe it to the community to provide honest numbers.

Is your “assessed value” per city records lower than average sales prices? Perhaps they’re using that to get the $10 estimate? It still seems pretty off (our assessed values are low here, but not 1/9 of the actual value). That’s a pretty vague and uninformative sheet either way.

I’m thinking is HAS to be based off of assessed value, but even if it is, that’s still WAYYYYYY off.

Yeah, like assessed value with a trailer park averaged in or something. Unless neither of us can do math.

You are correct. I think the average value of a lake Oswego home in 1983 was $73,000. There is some high end stuff in those parts.

Your assessed value is public record, there should be an accessible database for your county that allows you to search for your parcel. That will probably only show you your previous year assessed value but it will give you an idea of what it will cost you personally. Example from a random property search.

What’s your assessed value? Therein lies the answer.
Around here, assessed can be significantly lower than market, to shield those who got lucky back in the day and are now house-rich but maybe not cash-rich.

They said additional, so what is the current levy costing you? Then add $120 for the year on top of that.

And yeah, state equalized value is typically half the latest real cost of the home. So that $73000 figure would be doubled to get you to real home cost, but still way off the mark. But again the key in their statement is additional $10 per month, so it’s on top of what is already being paid.
