The lady said that her house looks too much liek the houses around her and wants to stand out. She might sell soon so what ever renovation / face lift type thing she does, she wants to get a return in the sale price. The house is in good shape so its not like replacing the trim would do anything. shes pretty close to the setback so i think even adding a porch to the front would be a process. I thought maybe replacing the clapboard with natural shingles and replacing the gutters and downspouts with galvanized steel or copper. From what I understand, the easiest way to add value to the house is to add area. I thought of building over the entry way, but the wall spitting the rooms on the second floor almost aligns with the peak of the entry, so i’d be adding a 6'x4' room which is pretty useless. she showed me some photos of what shes like which I have at the bottom.

What I see on the bottom is not an improvement over what she already has.
Here is my joke-suggestion... ROMAN PILLARS!!! Change the front entrance so it looks like the front entrance of this house:
That will make it ‘stand out’ for sure... LOL

Other than inexpensive landscaping, why bother with exterior stuff that the next owner will not appreciate? Or pay for. Bathrooms and kitchens. That’s where you get a return. If the exterior is in good shape, as you said.

This seems counterproductive. I thought when you sold the idea was to tone the house down a bit, not make it stand out, because most people want a house that A) fits in with the neighborhood and B) is a blank canvas for them to put their touch on. That’s why most people aren’t interested in buying a bright neon purple house. And if they own a neon purple house they generally paint it a more neutral color before they sell it.

yea, the kitchen is 10 years old but is in great shape and the colors and cabinet style are still in style. I really dont see much she could do. Landscaping would be the best thing I think

Yeah, I don’t see cosmetic architectural changes as a great way maintain value when selling. If that’s what she wants, just make sure everything is freshly painted and well maintained.

Clean the brickwork, repaint that side porch a porch color and not a prima ry, resod the lawn ( including the easement) , add some plants to the flower beds, and maybe some window boxes with colorful flowers as well.

That would depend on zoning. If single family residential, than that would be an illegal use. Depending on market, duplexes/mult-families don’t sell for as much as single family on a per sq.ft. basis. Income properties are much harder to finance now.

If there is a deficiency in the home, such as a lack of an additional bathroom or bedroom, then there may be some room for an improvement that would be cost effective. For example, if most homes in the neighborhood are four bed/two bath homes, and the subject is not, then adding a bed/bath room would enhance market appeal and value
. If the home is similar to the other homes in the area, than such an improvement wouldn’t add significant value to offset the cost. The only area I see in the provided photos would be to enclose the 2nd floor porch area, adding a bed or bathroom there. Some modest
landscaping at the front would also help market appeal, if not overall value.

its a 3br 2 bath. adding onto it would not be an easy or cheap fix. she did say if she wanted to stay she would want a master bath, but it would be done by converting one of the other bedrooms to the master bath. I think taking a bedroom away like that would be going in the wrong direction if it is to prep for sale.

Yeah, making a two story three bedroom into a two bedroom would be a very bad idea. A ranch home you can kind of get away with that, as retirees looking to downsize into a one story home give less consideration to bed count, but a two story? Nope, old people don’t like stairs. I would strongly suggest she not do that. Twenty years in the real estate appraisal world has learned me a thing or two, because I’ve seen a thing or two. :)

Hmmmmm .... It’s really not a bad house as it sits. I don’t see any big warts that jump out at me to harm the value. I’m going to agree with some other comments, this is a landscaping project.

I think everyone is generally on the same page for this one.
As you said, maybe replace the siding with cedar shakes, or maybe a white hardie board type product. Either way, I think the yellow & green needs to go. I’d do something with the stairs on the side of the house, maybe it just needs paint? (I’d go white). Then just pressure wash the brick & get some nice landscaping in there.
That rooftop deck is pretty neat, and might be worth jazzing up some to make the house more memorable to buyers. Some sort of lighting and sheer fabric overhead? Possibly some crown molding type trim under the overhang of the rooftop deck to give it a little pizzazz .

Yeah, if it’s not bad, then leave it for the next owner to put their touches on it. But some bushes up front or some planters to hide the foundation would dress it up nicely and shouldn’t cost too much. Is the pavement in good shape, because that would be a good place to spend some money to address if it isn’t.

Color change and a chemical wash/ dye on the brick? I like the shingle idea too
