The Seattle metro is insane. My 10-year-old (at the time) exurban spec home was over 600k two years ago. We’re talking a Potemkin box on a postage stamp. It passes a million for similar homes around 3 miles west of me and goes up from there.

i think its kinda odd that none of the photos show what the exterior finish is on the two lot side walls. I went to look on google street view and its under construction but look at the cars out front

I can believe it. You see that kind of thing in Medina/Points/west Bellevue too - 2MM house with an 01 Camry in the driveway. Plenty of older people who own a house in a rich area but bought in before it became so, too.

That Greenwood house is extremely stupid but I completely disagree about the location . I’d much, much, much, much rather live in a nice in- city neighborhood very slowly losing its soul to developers like those responsible for these two monstrosities than in a suburb that never had a soul to start with. There are like twenty good restaurants at every possible price point and a wide variety of cuisines , a public library, a good grocery store, a hardware store, multiple decent bars and breweries , and numerous locally owned shops within a pleasant walk of that dumb house, and if you have a bike ( much less a car!) you can quadruple all that within, say, 15 minutes. Kirkland is probably the most walkable and least awful of the close-in suburbs but you cannot be serious.

I’m looking at this in terms of dollars and cents.
I’m feel the opportunity for quick equity is stronger at location two though . North Ballard is gentrifying much slower than Eastside (which is saying something). Now, if each home was say $500k, and “affordable,” I’m definitely making better money going to Seattle than Kirkland.
But at this 2MM price bracket... These buyers aren’t daily commuters. They meet other people once in a while for a cup of coffee and go jogging. In this case, one is much closer to the water than the other. At 2MM, I *have* to eat at the overpriced coffee butt shop on Market St because, what would the neighbors think if they knew I had drip coffee?
I would never leave in Eastside, as a so-called “working man," though I have to admit neither city is really meant for me. Maybe if I had an office down there things would be different.

In that case I guess I can see it, and I’ll buy your analysis of the likely short-term equity picture (uh, not literally). I completely disagree about the commuters thing though—Seattle has plenty of people that can and would buy a $2-3 million house in the city because they commute every day, enjoy the aforementioned city lifestyle , and don’t give two fucks what their neighbors think of their coffee preferences. All the high-up people at downtown tech, finance, consulting, accounting, and law firms—not to mention all the fancy types of doctors— have to live somewhere.

Right, of course — in Seattle. How many of these (even more) affluent Eastsiders are making daily commutes to Seattle at that price point? Maybe I’m contaminated by my anecdotes as a traveling prostitute, but most of the buyers I work with Eastside work from home — at best. Maybe at worst they’re going to the Microsoft campus in Bellevue.

I’m sure that’s largely true (although nearly all of the people I know who own houses in that price bracket or above, including on the eastside, do commute daily to Seattle, or at least once spouse does--I suppose in most cases one probably commutes to Microsoft or something ). But it’s certainly more true of some areas than others—like, Mercer Island is obviously a lot more convenient to downtown Seattle than Kirkland is. I just meant that the people who buy $2 m houses (and up) in Seattle mostly are daily commuters, and there are a lot of $2m-plus houses in Seattle for them to buy . I suppose we’d all be better off if more people could work from home more often, at every price point.

I did the best I could... I live in North Everett, my office is in South Everett, but my work takes me from Mount Vernon to Renton...
I’m not sure what a career like mine will look like in five years, as the area becomes more populated.
