Unfortunately the day I finally got someone to start working on my bathroom, after a looooong delay, I had to fly out to Houston for work. I got back today to assess the work and... there is a lot to process.
First off, the demolition is complete, so that is cool. The wall that once separated the bathroom from the spare room’s extra closet is now officially part of the bathroom. The tile and underlying concrete/ grout is removed, leaving joists and floorboards. The plumbing and electrical is laid bare for all to see, so we can figure out what needs to be replaced and what can stay. They even got some work done roughing in the shower and vanity plumbing.
That’s the good news.
The bad news is we had to stop work. On Wednesday it became apparent the contractor, project manager, owner (me), and architect all had separate visions of what was going on . This despite many meetings, phone calls , renders, and drawings.
Which fucked. (<- Technical term)
I’ll admit, we got started fast and didn’t have some of the details, like what tub, faucet, or shower valves we were going to use. In retrospect those thing would have been good to know. This being my first major home project... it also would have been good for the project manager to like.... TELL ME THESE THINGS.
Again, in hindsight, I should have guessed . This highlights the need for a 3rd party to coordinate contractors, manage the work, and make sure everyone is on the same page.
Oh wait. I’m paying someone to do that.
So yeah. Stop work.
On the bright side the room is now roughly its final size, so visualizing everything should be a piece of cake now.
The real question is do I fire the project manager, or give him a second chance?
Oh, and the contractor left me this in the driveway.

I’ m fairly confused by all this. The contractor alone should have been able to take care of a bathroom renovation. Unless you are canging walls you dont even need and architect. I dont know why you would ever need a project manager. I have friends who are contractors who could go in and not fuck this up with out any of those other people. Maybe I’m missing something though.
What is you confidence in the builder?

That’s the easy part, everything else is going to be a pain in the ass. So if you are having issues now that doesn’t bode well for the future.

I’m so confused. You have a contractor that is separate from the project manager, and yet still a separate architect? Da fuq? It’s like being your own Grandpa, except you’re your own CM firm.

That’s supposed to be the general contractor’s job. That’s how they earn their 10%.

I would also have thought that. The problem was I spent several months trying to pin down a contractor to no avail. It was like dating... but I’m trying to throw money at people. Then there was this guy (GC/PM) that does historic restorations in my neighborhood so I thought I’d leave it to him, as he could actually make contractors show up.

yea, a lot of people are doing reno / addition work so anybody who knows what they are doing are booked up. I would think anyone who can do historical work should have a clue on how to do a project. Maybe he just knows the historic details but not how to work. Check and see if you town has a community page. If you wanna kick these guys out you should get a good recommendation there.

Ugh, how can this happen? Do you have a render of your remodel? That’s a relatively small bathroom, I could design it with no limbs and poor vision.
