i’m working on a condo/apartment building of 42 units. It has a 4,000 sq ft ground floor consisting of a retail space, lobby, laundry, elevator, stairs, mechanical, and parking space. The residential units are on 4 floors above that and a portion of the parking.

Emial from condo guy:

we need to add a 10x10 storage unit for each unit on the ground floor.

lets do some math: 10x10x42 equals 4200 sq ft.

4200 sq ft also is if you just stack them back to back.  the hallways it needs is adding a ton of room.  I’ve cut them down to about 4'x4'and he doesn;t like how much room it takes from the retail.  well wtf

Ask him why he needs a storage unit for each condo?

1. Tell him he does not need any storage units.

2. Tell him he only needs storage units for 1/3 of the units because they are optional extras for the condo buyers or retail space renters.

Sounds like you need a basement and a freight elevator, and to convince the customer that people should pay a premium for 100SF of storage space and only 20 units are “exclusive” enough to have an on-site storage facility in the same building.

I just worked on an office to condo conversion with 224 units. Each floor had 9, 000 sqft of residential storage. Seems like plenty to me - about 375 sqft per unit.... That is half the size of the smaller units. Over the 10 residential floors that is 90,000 sq ft of storage. We tried to explain it was atypical, but nobody wants to listen.

Are you floor restricted or height restricted?

You could try to make the ground floor higher and make the volume of the storage units larger while also making their footprint smaller. It depends how advanced you are in the development stage, but if it’s early on, you could totally pull it off.

That is quite small, and 4x4 is already a closet a little wider than a door. Realistically not all 42 units would use the storage units. I think 16 storage units and a covered bike rack area would work good both functionally and as selling points.

some of the units are small, 390 sq ft. t he developer has a similar building and the people are always looking for more storage.

we actually had intended on lifts for another project so we could double up on each parking spot but the city said hell no.  They are probably right.  the average idiot should not be lifting a car in the air and driving under it.

Yeah, I feel you, we have a client that wants to make the underground parking lot 5ft deeper (to have elevated parking spots) without increasing the projects budget because it’s “just a deeper hole”

390 square feet! That's insanely small. My bedroom is nearly that big. Jeez
