The latest tomfuckery is to price the property low, give the buyers a week to bid, then they accept the offer they like. There’s a 1500 sq foot 3 bedroom home on my street that they just sold this way, list was $499k and it sold for $558k

As someone who just bought a 1600 square foot, 3 bedroom house in a very good neighborhood within (long) walking distance of my office for $178k, I don’t envy folks in hot real estate markets. I wouldn’t mind the high wages your economies provide, though.

Welp, still under review. Found out we have the highest offer, but the other guy is a cash buyer... So I’m thinking I’m licked. Cash offers are typically king, even if the other offer is financially safe and strong. Path of least resistance, no appraisal, and fast close.

Did you waive inspection? That is a good (if risky) way to reduce the “risk” to the seller and make your offer seem better.

those are about the prices we are looking at about 50 miles south of chicago, its a fantastic area but they get you with the property taxes

Fortunately, we’ve got low property taxes here. The trade off is low wages and a small city. Las Cruces is about 100k in population. El Paso is just down the road though, and Albuquerque is two and half hours north. If I want a real big city, I’ve got to drive to Denver, Phoenix or San Antonio/Austin for that experience.
