So before George left to go !!!error: Indecipherable SUB-paragraph formatting!!! , he noted there was a soft spot in the master shower/ bath wall and seemed to have ants coming out of it. I knew that was not a good thing.
We’ve always hated that bathroom. I call the look “the Home Depot special.” It looks cheap and poorly done. I’ve never tried changing it because I want to expand the bathroom and that is a lot harder than replacing tile.
Anyway! We let it dry out while he was out of town (I use the other bathroom because reasons), and figured we’d remove a few tiles and assess.
Just a few tiles.
Well that escalated quickly.
The white/ green/ blue/ pink/ teal tiles are likely the original, as they can be spied elsewhere. The exposed lathe is due to the water leaking and gradually weakening the plaster (and tile!?).
Ahh well. Having contractors out next week to start quoting and I’ll be putting the whole thing in CAD this weekend to see what is viable. The plan is to completely delete one of the closets in the spare room (on the other side of that wall) which will net us ~2ft of extra room in the bathroom. We’ll use that room to rotate the tub (well... its replacement) 90 degrees so it runs along the windows and put a shower on the other side of it.
Plumbing all runs underneath the tub into the interior wall, so that shouldn’t be a problem.
We plan on hiring the bulk of the renovation done, but we’ll do the tile, vanity, and toilet ourselves.
I’m excited because this project has been on this list since we bought the house. I’m also sad, because I am about to have to part with many of my hard earned munnies. I expect between this and painting the exterior the house is probably going to lighten my wallet to the tune of $25k this year.

Wait, is putting tile over tile a thing?
Also, if you rent a sprayer (or have a friend with a sprayer) painting a house isn’t all that bad. I painted our house last year...doing the base color only took a day with the sprayer. The I finished the trim work over the course of a few weeks a few hours at a time.

The sins of previous owners know no bounds.
And I’m a hard pass on painting myself. I own a sprayer, but the house has wood siding that needs attention, is 2.5 stories, and is bigly. It seems like the type project I would start and never finish, even if I wasn’t scared of heights.

Oh yes. See my post from a few weeks ago about
one little soft spot
in my bathroom floor.
This went from what *looked* like just a tiny spot at first, to this:
I mean, I knew it would be way more than what it initially looked like. But the rot even went under the shower. To REALLY do this right would have meant pulling the shower out. But the source of the water was a lazy previous owner letting water get out while showering, puddle on the floor, and just... leaving it. Over and over, apparently.

Ahhh...2.5 stories adds a bit of complexity. I have a split level so I only needed a ladder for 2 sides of the house. Also have wood siding, but didn’t need to scrape anything except for a few places.

Such is the way with house things.
We just had an inspection of our house since we’re selling it and the guy didn’t ding us for the roof, which we expected, but instead for some reason he wants us to fix our perfectly functional dishwasher. It’s always something.

Oof. God help you if the original copy had an error...
Any (free or easily stolen) program or webapp you’d suggest? I was just going to throw it in Autocad because I know how to use it and most of the floorplanning applications I’ve used are pointlessly obtuse.

Inspectors (of all kinds) seem to think their job is incomplete if they don’t find a problem. There is a story I’ve heard about combating this. Basically the designer intentionally leaves a moderate error so the inspector can “find” it and feel like he did his job, rather than pick the design apart and find a bunch of tiny problems.

well if you have AutoCAD thats probably the way to go. Sketchup works well and there is Sketchup Warehouse where you could download sinks and shitters. I think there are free floor plan generating programs but I dont know any specifically. If all else fails, pencil and paper still works

The best case scenario was that he would just hit us for the front gutter, which we’ve been meaning to fix but haven’t gotten around to, and he did hit us on that. Fair enough. The worst case was the roof, which is getting close to needing new shingles, but he let that go. The dishwasher thing was completely out of left field. I can’t wait to read the report tonight to find out exactly what he thinks is broken.

Had a tile fall off when I was showering one day, so I touched the ones around it, a few more loose, then a few more, then the plaster/drywall was coming down with it, and eventually I ended up with a 3 foot hole. Dried it out for a week, replaced the drywall, and put the tile back up. Took about 3 weeks, all the while it had to remain dry. And it’s my only bathroom. I had to shower at my parents house, but it’s fixed now, at least for a few years. So goes tile in showers.

Ok we did actually convert one of the bedrooms into a closet.
Or at least got halfway though doing that, ran out of steam, ended up with a bed in it anyway and it is now mostly just a place to put clean laundry and sleeping bags...
... priorities.
