Signed with an HOA to do 30+ homes in Clyde Hill. All custom, all bigly. Doing the first three today on what feels like the first sunny day in ages. My summer help came back this week so we are golden!

Also accidentally did a massive four wheel power slide on an off ramp today when I had a brain fart and tried driving the Outback at Miata levels... I’m amazed how composed the car stayed through that. Definitely left 4 black tire tracks about ten feet. The Subie on all-seasons probably has about as much dry weather grip as the Miata on snow tires, but they handle traction SO differently

I kind of like that architectural design, does that make me a bad person?

Also Subarus will snap over steer if pushed hard enough. It is surprising and frightening at the same time. I have found it difficult to control at times.

My HOA just hired a new guy/company to maintain our common areas (a monument and green space) and it looks like we’re a meeting or two away from doing a similar deal for yard maintenance for those that want to opt in for a collective discount rate...

Driving my car instead of a rental car around the DC suburbs was weird. I’m so used to not having any extra power or handling capabilities around there that I don’t really push it when I’m driving around there. So I fell into my usual (for the area) boring pace, but I kinda was like, “uhh why am I going so slow?”

My thoughts too. I hate to see cool old ramblers go, but at least there’s a higher chance of getting a decently built, somewhat interesting design here than say, Sammamish.

My Grandma still occasionally mentions how she lived on the tip of Hunts Point decades ago. Must have been nice to have this area so accessible to average incomes

Yeah, this one looks far superior to the typical PNW mcmodern box - the exterior finishes tell you it is something special. Zillow that house, too, you’ll choke a little.

The pic I posted isn’t just a random old house, that’s what was on the lot less than 10 years ago. Further east on Clyde Hill had more of the postwar bungalow style, but towards the crest had slightly larger places that have been knocked down en masse. Not trendy houses, or remarkable design, but probably very comfortable, and reasonable to take care of - along with being a little discreet. As the socio-economic chasm continues to widen, that may eventually be a good thing.

I was reading a 1964 newspaper - there was a house on Yarrow Point for sale. 3000 sq ft, waterfront - no mention of size, but it said “enough for a yacht or plane”. Price? 35K. That was dear then, as the rambler above would have been under 25K, and you could easily pick stuff up in west Bellevue or Mercer Island for around 15K. Still, compared to incomes, insane. You could pick up 50s era houses on Clyde Hill and west Bellevue for under 100K well into the 80s.

DC traffic is bad along the big interstates and other main commuter routes during rush hour, and rush hour is long. But it’s not like you can’t go anywhere without sitting in traffic for a long-ass time. I’m moving to Rockville which generally is fine for getting around most of the time. A lot of the suburbs around there aren’t built in anything resembling a grid so you encounter plenty of random twisties, you can get to more rural areas in not too long of a drive, and it’s only about a 45 minute drive before you start getting into the foothills of the Appalachians.

I’m surprised you can handle the Seattle traffic. Our traffic is unreal and so frustrating. I consider it worse than Los Angeles because even though the total drive time might be a little less, at least it moves in LA and isn’t as stop-and-go as Seattle.

I’m even more evil, I am an appointed arbiter of design for my HOA. I get to tell people what they can and cannot do to their houses, yards, etc. It may be the single most despotic position you could get, as the board members are actually limited in some ways, while we are not.

It’s easy. I literally drive to Seattle for one thing. Haircuts every couple of months, and I do that in the middle of the day. Otherwise I ubur or let someone else drive (my non enthusiast friends don’t seem to mind Seattle driving).

I do tons of little driving trips throughout the day but most of them are very local and done via back roads. I manage to avoid rush hour too 99% of the time. Also, the Miata is a surprisingly decent traffic car. Clutch travel is minimal, stereo is great and as long as the weather is nice enough to have the top down.... I don’t mind being stopped for a bit

I sometimes pass time there, along with the King County Assessor page (they often have vintage pics of houses when they were built, which I enjoy).

The Hunts Point price jump is partially explained by a new house built in 2008. Although those numbers are still low even for the time. Not the best location though, unless you like the soothing noise of 520. Maybe another family sale like your Clyde Hill link, which is probably a family sale or maybe a partial trade etc, or maybe something shady, could be a lot.

It’s amazing what Californicators, tech bros (sometimes one in the same) and offshore dirty money hiders can do to a market.
