Best of luck to ya buddy. I’m not in the market yet, but I just found my “next house” 3 beds, 2.5 bath, 10 acres, big ass pole shed and a horse barn that I’ll never ever put horses in but could turn into a cold club house for the boy. It’s an equal distance from both of our jobs, 17 miles... AND THE WIFE LOVES THE INSIDE TOO! Maybe just maybe it’ll be available in a year.

Yeah so technically this isn’t a pole shed it’s just that terminology got carried over. This is a dairy farming area because the soil isn’t very good for anything, to rocky kind of like New England. I have seen older barns and sheds built with big round poles, rather than square cut lumber, which is what a Pole shed/barn really is

I couldn’t say how much it helped, but we did get this house below asking in spite of a competing offer (which had a contingency that they sell their house first, so we were theoretically the quickest voice to get rid of the house).

Why? Aside from my house and a couple others nearby during that one little lull in demand (around the end of the school year), I haven’t seen anything half decent that didn’t go pending within a day... I’d be more reluctant to take a contingency offer in a normal market where it could take the buyer 6+ months to sell their home. As long as they were in the greater metro (sounded like it), chances are that they could have gone pending almost immediately after listing.

My GMIL’s house had 14 offers submitted the day it went on the market.

My feeling is time = money for most sellers. If you had two offers — one for 50k over, no strings attached, and a second for 60k over but requires the current sale of their home — the choice is not always obvious. I just got a market analysis thingie from my broker that shows that if you’re asking price is at or above estimated value, the average time it sets on the market goes from one week to up to six (in my area). They’ll sell it for sure, just not nearly as quickly. So imagine if the guy offering 60k over might be that small percentage of seller whose home sits on the market for a few extra weeks. Your sitting on your hands waiting for his stuff to come through. You need to money now so you can bail or jump to a nicer home. FEH

As a side note: I don’t know what junk is sitting on the market so long that it is dragging the average time on the market for King County all the way down to just under a month on average, but almost everything sells in 1 day, with some high priced outliers at 1 week and stuff that is basically unlivable is all that stays on the market as far as I’ve seen. Based on sales of nearby houses, we’ve also gained at least $40k in “value” since moving in last year. Snohomish appears to be even worse than King and Pierce (apparently housing stays on the market an even shorter time there) when it comes to limited inventory, since it is the only area remaining with housing someone on an average income could possibly hope to stretch to afford within commuting distance of Seattle and the Eastside.

Pretty sure I mentioned this before but... We looked at a house in Snohomish that was on the market for six hours. By the time we drove there, the people leaving had just made an offer, which was accepted over the phone while they were on site. In other words, the house went from on market to pending in six hours. They didn’t even wait for a second offer, they chose a bird in hand over two in the bush. That one hurt, we literally had no chance.

Everett is nuts because of the millions of dollars they’re pouring into the marina to turn into a sort of North Kirkland waterfront. Also it’s just a much easier town to commute to and from, especially compared to Marysville or Lake Stevens.

I’ll tell you a crazier story:

Just a couple days ago my GFIL’s wife’s condo was being prepped for sale (she was forced to move into a retirement home) and sold a couple weeks before it was expected to go on the market to someone that lost out on a bidding war on another unit in the complex for $95k over what they were going to ask.
