I !!!error: Indecipherable SUB-paragraph formatting!!! about selling the current house and buying another one a week or two ago. Since then, things have progressed with all inspections, repair negotiations, appraisals and approvals having been accomplished. Last time we just bought a brand-new house. This time we’re selling a house and buying another at the same time, which turns out to be much more complicated. At this point, it looks like all systems are go on both ends, with closings on tract for April 2nd and 3rd, respectively. I booked a 26 foot u-haul truck yesterday and began recruiting a few friends to help move our stuff.
For money reasons, this whole deal is having to be done in the less ideal order of closing on the current house first with those proceeds forming a significant chunk of the down payment on the new place. Factor in timelines for funding and that it will happen in two different states with two different title companies, closing on both places and moving in the same day ain’t going to happen. The one simplifying factor we do have is that we’re using the same bank with the same loan officer for the mortgage as on our current house, so they’ll be fully in the loop of what’s happening on both ends. The whole way we buy and sell houses strikes me as a system that shouldn’t work yet somehow does.
The moving truck will have to serve as a mobile storage unit for a couple of days while we’re technically homeless (although I also booked hotel room for those couple of days yesterday, too). I’ve spent more time than I care to admit shopping for rental trucks, and came to realize that it was going to cost $300-$400+ no matter who I went with or how I did the rental (one-way vs. local, as this is close enough I could do either). Ultimately I decided to book a U-haul for offering a large truck that has a lower than dock-height deck since we’re doing this labor ourselves. Since it is technically a one-way rental, I’m hoping to get one of the newer F650 based trucks. I’d really rather support Roger Penske’s racing habit and get a better truck, but a more expensive rental with a foot higher deck didn’t seem justified for a sub-50 mile move and they don’t seem to usually rent trucks with liftgates to non-commercial customers.
The packing of the truck from the old house on Easter shouldn’t be too bad, as I should have plenty of friends who will lend me hand. My circle of friends aren’t the religious type, so instead of Jesus rising we’re going to have our stuff rising into the back of a truck with the assistance of everyone’s favorite lubricant, beer. Unloading on Wednesday/Thursday will be more interesting with maybe only one or two people who can give us a hand during the work week.
All this is starting to feel really real now. I am, however, looking forward to trading the 25-mile commute to work for a 1.3-mile commute consisting of 3 right turns and 7 stop signs.

Lord, that sounds stressful. It sounds like it will all be worth it in the end, though. If the stars align I’ll be doing the same thing this summer. It will be my first move as a married person and my wife has so much stuff that it’s intimidating to even think of moving it all.

One tip I found I could buy moving blankets with a coupon from harbor freight in bulk and then turn around and sell them on Craigslist without loosing a dime the boxes are also easy to sell if you break them down nice. Know the rental prices aren’t that bad but because my stuff was as in storage for almost 2 months while our house was built I kinda had to do it that way anyhow because they really only give you a deal while you rent the truck.

I’m not renting anything besides the truck, as I can buy moving blankets from amazon for the same price they’ll rent them and I already own a hand truck. My parents moved last year (I was the logistics supervisor for that move), so we’ve got most of the boxes we’ll need. I might have been able to save a bit buy putting our stuff in a storage unit for a week and doing a couple of local, single day truck rentals, but my back hurts just thinking about loading a truck and moving stuff twice.

Nice. Harbor gives those free coupons via email I’d at least check them out vs amazon it was 3 years ago but harbors were bigger thicker and still cheaper at that time. Sounds like you got it covered good luck with the move. I made the mistake of renting the high entry truck and it almost killed me by the end!

It really wasn’t bad when we moved into the house five years ago, but we’ve got way more stuff now even after getting rid of a ton of stuff over the last couple of months. The one thing we’ve got going for us is that we’ve already got about 1/3 of our stuff packed up and in storage unit in Las Cruces. To better stage the house for sale while we’re still living in it, we pretty much emptied closets and got most non-essential furniture out of the house.

We’re going to do the same exact thing, move a lot of the stuff to storage so it stages better. Hopefully my wife will also take that opportunity to get rid of a bunch of it. I know she won’t want to pay for a bigger storage unit than we absolutely have to so the financial motivation will be there.

I think it is the way to go for selling an occupied house. Not only does it look better, but it communicates to prospective buyers that you’re actually ready to move.
Because there was a lot less certainty about the market for our current house than where we’re moving to, we didn’t start actually looking at houses to buy until we had already had a contract in place for the sale of ours. That meant there was a definite time limit for closing on the new place, and there were a few houses we looked at where it was very clear that those folks were not going to be moving anytime soon (and they also don’t show nearly as well when stuffed with crap). That fact alone was enough to remove them from further consideration.

Thanks! I’m actually feeling pretty relieved about this process now. It was the last three weeks of negotiations, contingencies, inspections, approvals and deadlines that was stressful (and oppo is such a great distraction). There is so much you can’t directly control in that process, and it happens in relatively slow motion over days and weeks, so you don’t even get the benefit of finding out answers quickly. The whole while you’re always thinking in the back of your head that if something insurmountable comes up and scuttles the deal, you’re looking at a real time crunch to find another place to buy, or another buyer to sell to, or coming up with solutions that will probably be complicated.
The packing and moving process is something that I do have direct control over, which makes me look forward to it. I like logistics.
I know thousands of people buy and sell houses simultaneously everyday, I’m just impressed this system actually ever works.

When I did a cross-country move a few years back, with that three-day period of homelessness, I shopped all around for a rental truck before deciding on Budget based on their having the lowest price. I called them to reserve the truck and they asked if I had been comparing prices. I said yes, and they asked if I could tell them the best price I found so that they could try to beat it. And beat it they did, by several hundred dollars!
What they didn’t ask, and what I didn’t tell them, was that the best price I found was with Budget...
