Asking a desert rat, what does one do about that kind of water problem? Move the house to higher ground? Dig out and then seal the basement walls from the exterior? The whole idea of basements seems neat, but wacky and unnecessary to me.

Guess assesed value of a 3 bedroom 2 bathroom rambler style with 2 car garage mukilteo, close to boeing and the elementary and middle school. If you are close, when it goes on market you can have first offer.

The problem with slabs around here is the amount of water we get. If something starts welling up under there, access to it helps tremendously. Even houses without basements around here (most of them) will have a crawl space so you can access everything and do something about water intrusion.

Building may actually be worse in this market due to the extreme shortage of construction workers. The area is expensive due to the boom, but so is land, materials, and most construction people have been priced clean out of the metro. So you have all these itinerant construction workers that might live in a trailer during some work before moving on. Quality is garbage and they don’t care because why care if you don’t live there (or anywhere near it).
This area has been in a boom town temporary mentality when it comes to construction since the early settlers. Every decade or two a new thing comes, more housing is built questionably for the short term, then a crash comes and nobody cares that their poorly constructed crap was poorly constructed as they flee for somewhere with a better economy.

So this is weird....I saw ‘spooky’ and saw the first pic and immediately saw the guy on the ground.
Ghost of water stains past? Or maybe I just didn’t sleep last night. But that’s clearly a bow-legged man facing to the right with his arm pointing at the crack in the floor/water leak/mold.
Buy the house and have a seance and find out where the money/body/gold is buried.

Oh jeebuz, that is really bad.
Counter point, they used the floor joists as the foundation form work on my old house. The buyers inspector identified it as mold. I basically told the buying agent to go fuck off if they expected me to clean concrete off the floor joists, or get any credit for it. They re-inspected the house and agreed with me.
Also a plus they found my lost hammer.
