I have a buddy that lives in Boston (Cambridge, Our fair city) area and he’s putting $750k offers on the ground level with basements of row-houses... and his realtor is telling him he should waive the inspection. If he wants to get the place. Mind you he’s also offered $40k ABOVE asking price and still not winning the house

Now living in Colorado Springs buying a single family home for $200-350k I’d never think of it but when he has someone who bought the top floor 2yrs prior I’d hope they didn’t waive the inspection. Odd are they didn’t because the market in Boston is moving MUCH faster than Colorado Springs. I told him to move but he and his Wife make waaaay too much money there obviously.

Still boogles my mind the money and things you have to do or not do to buy a home these days.

What kind of craziness is this? There are in most areas legitimate legal reasons why an inspection is needed, you know besides your lender knowing you are not buying a piece or merd.

True story. Wife and I sold our 1st home to a guy for 8k over asking and no inspection. I nearly jumped to the moon when I heard the offer. The guy was obviously on crack pipe but not my job to say no to that kinda deal. Took the offer a ran.

*edit* oh and it was 55+ years old and definitely needed an inspection

Everyone expects it in the greater Seattle metro. My house was set up to sell fast, so when it didn’t sell instantly they got an inspection so they could avoid any contingencies.

Seriously. Nobody gets a place when they ask for an inspection here...

When I bought my house (100 y/o) the seller tried this but on the garage only. What ended up happening is we agreed on a lower repair budget and proceeded. Turns out the garage did have some weird structural problems (the ceiling wobbled) but we didn’t discover this until years later. (My structural guy was crap) On the bright side a tree fell on it and insurance paid to make it better than it was before... if you’d call that a bright side...

I say all that to say, do they not want you do do an inspection at all, or are they saying they aren’t going to fix anything that is found. Because if it is the latter that isn’t so bad. Basically like increasing your offer by whatever the repair budget is (1%?). As long as you can still bail if they find major problems, it could be ok?
