I hate jerkoffs. Rant below.
So, I just bought a house. First, the seller was extremely angry that the appraisal came in $2k short and he had to drop the price to meet. So, we get in the property, and the guy took the fridge, a mini fridge from the downstairs bar, and speakers that were affixed to the house in the backyard. Our purchase agreement clearly states ALL APPLIANCES STAY, and specifically lists the refrigerators. My realtor calls his, and we were informed that he has no intention of returning the fridge or providing any form of compensation.
His realtor informed him that if this goes to small claims that he WILL loose. He is holding firm. So, there goes $1,500 I didn’t have budgeted, and now I get to waste my time dealing with small claims.

Depending on the state, he hopefully won’t have any court costs. Some states’ small claims courts have no lawyers because of the low monetary issues involved.
But yeah, varies state to state.

Small claims is a hassle but forking over $1500 out of pocket for no good reason just after buying a house is worse.

Funny thing. When we bough our house the seller was buds with her realtor. She said she’d cleared out the house and he didn’t bother to check. Told our realtor that it was all cleared out and she didn’t bother to check. Turns out lady had left food and toiletries. There was a mind numbing amount of crap and filth left behind. But we’d already signed and had some intense remodeling plans so we just tossed it all. She had Tax returns will all her information on it stuff that should have had enough sentimental value to take.

I’m currently in the middle of a move, and am seeing this from both sides.
In my sale, the buyers basically asked for
everything
. I’m pretty sure they would have requested the family photos on the wall if my kids were cuter. They have been one long string of requests, favors and special cases. Each one requiring an addendum to the P&S agreement, and signatures all around.
Taking the fridges seems like pretty bad form, but I gotta ask, speakers? These qualify as appliances?

This is first thing mkbruin should have done, the police can arbitrate the dispute and with written documentation (the putchase agreement) can do something about it.

UGH What a pain int he ass. moving can suck. People are stupid.
I had a situation when i sold my last house last summer. Appraisal came in about 6k short and they were FHA buyers that were pretty strapped on cash. when the offer is only 95k, 6k is a big percentage. I fought hard on that and we ended up meeting in the middle. The power of not NEEDING to move (but wanting to). It may seem petty but I needed that cash to close on the new house or I wasn’t able to move.
The fridge is bs, speakers....depends on the style of speaker to me. I know they were attached, but were they built into the wall or just mounted? built in- dick move, hooked on the wall - take it with you.
