E30 prices seem to me like they're starting to go up pretty steeply, so I'm not sure I'd say they're particularly great value anymore. I'd be rather wary of the condition something like the one you linked will turn out to be in.

And I'm not sure about Belgium and Europe in general, but I know engine swaps are much rarer here in the UK because of what it does to your insurance rates, which makes it hard to sell a swapped car. Doing a swap can make the car worth less, or even worthless, rather than increasing its value. You probably want to double check that you're not going to end up with a car that's uninsurable and unsaleable.

Just as an illustration, classic cover on my 318 E30 is very reasonable (for London) at a bit under £300 a year for 5k miles a year including commuting. With a modified engine, I get one quote at £1500, and another at £2500. Without my NCB that goes up to £2500 and £3k, whereas the classic rate barely changes.
