At least, on my computer... Be Prepared for house post.
For those whom have not seen my posts about houses and land, etc. !!!error: Indecipherable SUB-paragraph formatting!!! a cheap acre outside of Nazi HOA control and am contemplating buying it and building a nice house and large garage / workshop.
!!! UNKNOWN CONTENT TYPE !!!
Well, whilst I contemplate, I have decided to look at some house plans, LOTS of house plans, and have narrowed down to a few options (Should I decide to pull the trigger and assuming I get the land).
My problem is, What I like and what people like are usually two different things. And while this house would be for me, I also want to make sure it remains reasonably desirable should I need or want to resell.
So my garage loving friends, help me narrow down my choices on brash speculation that I can (1) afford this, (2) sell my current place at what I want, and (3) get the land at the $ I want (only 9 grand less than what they are asking) and find a builder who's not going to ass rape me for labor and charge me for quality parts while using cheap Chinese crap.
1: Typical American Craftsman. Throw a white picket fence out front and call it the American Dream. Garage is small for a 2 car but again, I will be building a workshop out back.
2: Ultra Modern. I always wanted a modern home because the big glass windows, but all I would have to look outside at is desert, so not sure if big picture windows are the thing to do (plus 1 car garage up front)
3: Ranch house with a touch of modern. Would fit the landscape perfectly, and the garage is spacey, although not sure how much that matters with a big shop out back.
4: Bit of contemporary European and a bit of Ranch house... Has an awesome Master area.
5: Standard Americana. It's quaint but I kinda like it.

Have you considered a studio apartment style layout with a 15 car garage?

Yes actually I have. Many times. but on an acre of land something that small would look like a shed.

Is one of these going to stick out like a sore thumb in the area? People like you and I* might not care what it looks like relative the the house-scape outside, but many buyers do.
*grammar brain fart, too tired, can't remember if this should be "I" or "me" so sue me.

Tough call. 1 and 3 I don't care for the floorplan much at all. 2, I like a lot but I get to look at mountains all day - I'm biased. I like 4 a lot, though the placement of the master suite seems a tad awkward. 5 is quite well set up for the master suite; it almost seems like an apartment of its own :) but the secondary bedrooms are poorly placed in relation to the living area. In the end I chose 4 because it is incredibly close to what I want in a house. That kitchen and entertainment area would be just perfect.

Without knowing the neighborhood, I can't decide between Americana or the Craftsman. What's the rest of the neighborhood like?
Also, can you find a plan you like, that has one bay of the garage double deep? I know you're going to build a shop out back, but that extra bay seems pretty handy to me

So put a timber framed porch on your 15 car garage.

Ultra Modern would be great but then in 10 to 20 years odds are it would look dated and out of place.

Its mostly older ranch style houses with two areas of newer developed southwestern style houses, and one very gaudy Hispanic style house (like gold plated crosses built into overhead entry gates made entirely out of stucco.
Nothing I came across. The main house would garage would be used purely for DDs. Once the shop was done I probably wouldn't even keep tools up front.

Out of the bunch you posted the Typical Americana would be my house of choice. In Alberta I do not have the luxury of getting an acre of land so no room for a shop. With that in mind I got the biggest garage allowed on the lot I have. 32' wide x 24' deep 3 car garage. Hopefully I'll be in there before Christmas.

Love the ranch house! Just make sure to not move into one of those super-strict developments where they give you a list of the kinds of cars that you can store outside.

No HOAs (I have 2 right now...) means no laws. That's right, Ill be a law-less son of a bitch (how dare I call my mother a bitch). And I am looking at building a 2500 - 3000 sq ft shop / garage out back, so plenty of storage for many many cars.

Me too, I like having a view, problem is, what will the view be of. It's not like this flat desert has many things to look at, but I could get a great view of my back yard rocks...

Well, let me put on my "Real Estate Appraiser hat" and give some advice.
1. I'd stay away from the ultra modern home if you plan on selling at some future date. Typically, they require longer marketing times, as they have less overall appeal to the majority of buyers.
2. Take a tour of the neighborhood and surrounding areas. What do you see? If there is a high percentage of "modern" home designs, then disregard the above statement, as your market is clearly different then my experience. Do most homes have a 3 car garage, or 2? What is the current zoning/set back for an outbuilding in a residential area?
3. I'd try and keep bedrooms as far away from the garage as possible. The Contemp. Euro style places the master bedroom very close to the garage. Every time the garage door goes up/down, you will probably hear it.
4. Any "outbuilding" you put up will immediately depreciate like a 20 year old Audi. Especially if there are few other properties that have such an amenity. I'm not saying you shouldn't build it, but just know that cost to build does not equate to additional value. This is especially true if you plan on taking out a construction loan for both the home and outbuilding.

Area can be described as 'the sticks' mostly ranch like / southwest houses. The whole area is zoned for horses so I could build a "barn" and store my "horses" in there... I'm the only one living there (plus my dog but she cant drive) so I'm not overly concerned about garage door noise, especially since my current master is above the worlds loudest garage door opener, but it is a good point to consider on resale.

5 seemed the most functional to me. I'm going through the same thing right now, we'll see how it alll ends up.
I also want to say direct access to laundry room from the master suite in the first one was hysterical. At first I thought it was the ONLY access to the master.
