We are try to figure out a way to get the property next door. It's a hell of a deal, even with all the cleanup and repairs it needs.
So far, our best bet looks to be to get a small business loan. My dad will start a custom welding and fabrication shop like we've been telling him to do for years. So we need to write a business plan and proposal.
Would anyone here be willing to give us a hand with the plan and proposal? Or have any advice in starting a business? Thanks.

It's sometimes tough for LLC's to get a mortgage to buy a house, since an LLC can simply default. A partnership would be different, but then you're really sticking your neck out there. You should avoid legalzoom and talk to a real lawyer. You don't need help filling out forms, you need advice regarding your own exposure to risk and legal zoom ain't gonna help there. These can be very, very tricky situations sometimes and sometimes spending money on a lawyer will save you headaches AND money down the line.
Seriously- find a real estate/land use lawyer and see what the deal is. Is the property a house? It might be against your local laws to run a business out of a residential-zoned property. Starting a welding shop might mean you need to get permits and allow the town/city to make sure you're disposing of waste properly, all that junk. Get your advice from someone who has been through the process a million times and knows the proper channels and procedures, etc.

Thank you for the advice! We will see about finding a real estate lawyer and figure out what we need to do.
Also, a business has been run out of that property before so it shouldn't be a problem in that regard. But everything else you mentioned will be looked into. Thanks again.
