This is probably a silly question since you’re an architect (I think?) but why not just remove the two pillars and put an LVL beam across? It doesn’t look like those two pillars are enough for a load bearing wall, and if it isn’t a load bearing wall, then why have those pillars at all?

i have a 4x4 post on either end and a 4x4 with a 2x4 on either side for the two center posts. The spans are 4', 6' and 7'8" with a beam of (3) 2x8's
The lumber cost $125. If I wanted an LVL it would cost ALOT more. I’d also have to recess it into the floor joists above because it would be something crazy like (3) 18" LVLs and it would cost probably $500 and need a beefier column like a steel lally or something. I’m ok with the columns as it defines the different space while still opening everything up Just being able to see through the studs makes it totally different. My initial desire was to go full span but it was just getting a bit too involved. This is more in line with my budget too.

yea, i dont have those int he model yet. i think i’m going to build a chase in the 2 corners in the living room by the fire place and just punch through and add a floor register in the bedrooms above.. The new ductwork in the basement for now will just cut across the ceiling and connect to the existing duct outlet off the main. when I build a bookcase & new mantle around the fire place it will help disguise the chases. The third by the front door..... hmmmm

Makes sense. Every time I see a kitchen that could have the wall removed I cringe to think how much it would cost to do an LVL across. Although I gotta have an island so I always find myself trying to stick an island into every kitchen I’m looking at before I look at any other rooms in the house.

yea. I can;t imagine what someone would charge to come in here and do this, especially with an LVL. Its certainly not a small project.
demo wall, build temp walls, remove existing wall, build new beam and install, install columns, demo temp wall, fix electrical, fix duct work, new flooring (trying to decide to spend extra and get pre finished or go cheap and get unfinished but sand and finish myself) new trim, build island, paint cabinets, build bookcases. paint walls. maybe new countertop if i get an xmas bonus or something
