I’ve been super patient and lenient with this guy, never charging late fees, standing up for them against HOA complaints, etc. He tells me he’d be out by the contract date of the 30th...then he can’t be, so I say fine I’ll let you have until the 31st is the place is clean and ready to show AND you have rent ready. Fine. Go over at 6 pm yesterday for the final walk through and HE’S STILL MOVING AND THE PLACE IS IN POOR SHAPE. Also no rent. Best part? They want to know how soon they can get their deposit back because their new rent due on the 7th is dependent on it. Sorry guys, but you are NOT getting all that deposit back....ESPECIALLY with outstanding rent.

Walls ceilings and trim covered with ash because they burned logs in a gas fireplace (WTH!), holes in walls and doors and the completely ruined carpets as well as broken bathroom fixtures....yeah no.

more than one, these are the SECOND renters to do that. Its not like we didn’t tell them explicitly not to do it either. Did I also mention that there is a regular fireplace on the main floor?

I just moved into a rental. It’s in terrible condition. It’s clear both tenants and management have done the absolute minimum through out the years. They want to sell it next summer. It’ll sell for more than it’s worth just based on location. I’m not sure it’s worth fixing. Best course of action would likely be tear down and build new.

This still has a lot of nice features to it but its going to require a lot more work than I was hoping to get it to the point where I feel happy. Or just drop the price and walk. The whole point of renting it was to not loose money and with the market the way it is I could undervalue it and still come out on top...which I might just do to get it off my hands.

This renting thing sounds like a big PITA. My parents are finally selling their rental house after more than 10 years. It’s in a historic area, and they put money into it. So, of course a drunk runs his car into the kitchen and takes out a whole wall. Fixed with insurance.

Then, my little brother lived in it for a while; so, no rent income there.

Finally, they got a couple of really nice renters, guys who really take care of the place and are on time with everything. So naturally there was a huge fire (electrical, I think), and the whole thing was trashed. They are fixing it back up with the insurance payout and putting it on the market. That place is cursed.

Ugh - we have a renters moving out next week, and I’m not looking forward to it. They’ve been pretty good, generally, but asked for their deposit to be applied to their last month’s rent (NO!) and I’m really hoping nothing is trashed like your place.

Holes in walls and broken fixtures - and he’s asking for you to give him his deposit without even paying the rent yet? Hahahaha- NOPE!

I hope that holding the deposit will cover you for the damages and the rent (and yeah, I know it won’t...)

Yeesh! That *does* sound cursed! Renting is a big PITA - we’re doing it now on a place right down the street from us, and the renters have been fairly decent, but we still hate it. The house is old, and wasn’t taken care of by the previous owners, so crap keeps breaking, and we don’t have the time nor inclination to deal with it. We’re definitely not cut out to be landlords (which isn’t our intention with that house anyways).

Damn that’s crazy. Do you do any annual inspections or check ins? If it is feasible (like you don’t live 10 hours away or something) it can definitely help you keep your tenants on the right track.

What worries me is him saying that he needs the deposit to pay rent on the next place- - money is clearly tight, and he *has* to make that payment.

I’m sure (and hope) you’re right, though— and he’s nuts if he’s expecting that full deposit back.

Thats the thing, I see the place once a month at least, but all the ash was mostly covered up with furniture or wall coverings. I knew about one hole but a few were news to me.

I’ve always been baffled by those walls which get holed somehow. I’ve lived in a variety of places (houses I’ve owned, houses I’ve rented, condos I’ve owned and condos I’ve rented) and I have yet to put a hole in a wall - other than a small one to put up a picture. And those can be fixed so easily that my landlords (and or buyers) never even knew about them (or cared).

On the other hand, I had a jackass boss a few years back punch a wall in anger and he hit a stud. “Wait, what?! You can’t just randomly punch your fists through walls like in the movies?”

Surgery, cast, laughter (the laughter was ours, when we saw and heard about it).

yeah, money is tight and I’m sympathetic but its still money I need to pay my mortgage on the place. I mean, its a lot of money and I can’t just let it walk away because he hadn’t planned his finances. I would feel worse if they didn’t take big vacations often. Its just bad personal finance.

this is why I sold my last house instead of keeping it for a rental property.

Renters are just the worst in every way.

For the record, when I even had an apartment, i never had a deposit held on me. How do you have such little regard for where you live, and if that doesn’t matter to you - getting your money back at the end should matter.

My place has water damage galore. Had mold that has since been corrected. Clearly needs a whole new roof and not just the little patch jobs they’ve done. A big crack in the foundation. Etc. so, could be worse.

I’m sure you know this but just tally up the costs of fixing things versus what you could sell it for before and after fixes. Real estate agents always know what to focus on.

Yeah I have trouble in those scenarios because it’s entirely their own fault so I tend to lack sympathy. Just like when people don’t do their jobs I recommend they get fired.

I hear you - it’s a little tough to be very sympathetic when the problem is self-inflicted. Like it or not, life takes a little more planning than they seem willing to do.

With a 1 year old, and both of us working all the time, we sure don’t!

They’re moving out next weekend, and we don’t have a new renter lined up behind them. Relieves some of the headaches, but of course there’s still a mortgage to pay, and we’ll keep the heat on, so it gives us a new headache.

Hoping to make these headaches go away by spring...

I’ve never owned rental property, partly because of the crap I saw as a Resident Advisor. We were responsible for checking out students at the end of the year. You can just imagine the things we saw.

The last apartment I moved out of and ‘needed my deposit back’ was scrubbed from floor to ceiling, spic and span, not even a nail hole was left for hanging a frame. It was cleaner than when I moved in. I can’t comprehend why/how people can destroy a rental property and leave it in poor condition. It’s so disrespectful to the owner, especially if the owner did you a few favors.

My dad used to own a rental property. It was before my time, but the best story to come from it was a tenant that bolted overnight and left an air-cooled VW engine on the living room carpet, mid-rebuild.

During college there may have been a wrestling match which ended up with my 300 lb roommate leaving a man sized hole in the dry wall.

It takes surprisingly little effort to push a large man through dry wall.

Luckily my other roommate had worked in construction as odd jobs and was able to patch it and make it look like nothing happened. The hardware store around the corner would sell paint “University X White” which perfectly matched the paint used in the dorms. Good times.

I’d like to think I’ve matured since then, but have still managed a couple of holes in drywall moving furniture and whatnot. It’s not hard to patch though...

I can’t comprehend disrespect for a rented property either (or just property in most situations) - I left my last rental cleaner than when I moved in.

Hopefully this attitude shows through as I look for a first job.

My wife and I always left rentals in better shape than we got them. With owner’s approval, we would pay for upgrades (HVAC, Appliances, updating paint color scheme, etc). While not everyone can/would do that, I can’t understand leaving a rental a mess like that.

I jest, but I couldn’t resist! and I may have punched a wall or two... it’s very therapeutic, especially the trimming, spackling and painting that comes after. Sounds like you have been more than fair all along, now they need to act like adults and pay for their mistakes.

My friend had a rental property (small house) that he rented to a “driveway paver.”

Turn out the guy was a straight up scam artist. Whatever this guy put on peoples’ driveways would last a few months and then practically wash away. He left my buddy without paying 3 months’ rent and leaving 2 broken down Lincoln Town Cars in the front yard.

I helped him clean out the place because they left so much shit there- it was terrible, broken appliances filled the basement, the whole place needed to be repainted, just a nightmare.

So it could be worse right?

When I was a kid, my dad once kicked a hole in a wall in anger at my mom. My mom’s a real pain in the ass. My dad’s a little dude but he put a good sized hole in that wall. This wall had wallpaper on it. He patched it up with some spare wallpaper of the same kind but there was a nice little circle of obviously-patched wallpaper there until the walls in that hallway were redone. It was a fun reminder of the time he kicked the wall.

my cousin is an RA at miami university (the ohio one) and he can confirm. he said last year someone had melted a bra onto a metal desk in one of the rooms and someone else was hiding what seemed to be a pet ferret or rat in their dorm

I was the summer RA one year. To make them easier to manage, The administration consolidated all of the students onto one floor of one dorm. After I moved, I started finding evidence of a mouse or rat in my room. Turns out, someone’s pet white rat had escaped and taken up residence in my couch while I was moving. I last saw him scampering across the quad when I chased him out of my room.
