My first solo ground up design. Now I can move on to some Frank Lloyd Wright style stuff. I just need a client without a budget.

the builder has stripped out anything nice. He isn’t even putting trim around the windows other than those facing the street. The rakes are all flush instead of being built out which is lame. False chimney is gone, nice picture windows are gone.

I do like that the garage is under the family room instead of the main house. It would have required that bump out (on the left, original design)because of the where the stair is.

If it were my house, the living room would just be the upper story of the garage. Gotta make room for the lifts.

And I would have a fire pole from the loft over the garage down into the garage. Because I’m 12.

haha i was talking about this sort of stuff with my brother-in-law the other day. we decided the best way to go would be a mechanics pit to retain the functionality of the room above

spec house, maximize profit, minimize cost. I think hes overlooking that people will pay for fancy stuff, so if he made it nicer, he could charge more.

But lifts would allow 2x as many cars in plus gutting the attic/2nd floor above the garage would make for a killer catwalk or observation level.

Mmmm, needs a glass floor.

Typical. In a seller’s market, he’ll win that bet. In a buyer’s market, he won’t. It looks like a fairly large house, so I have to wonder what price point he’s shooting for.

Make me mini-FLR stuff, I don’t need 2800 square feet, unless half of it is garage.

Actually entertaining the idea of not remodeling the 100yo house I bought and doing a new house instead.

yea, i did that. depending on how bad it is, it gets expansive fast. I had to strip out all the walls to add insulation a\d get rid of all the nasty horsehair plaster. I did it all myself so the cost wasn’t too bad. If you have a lot of structural issues you are in trouble.

The structure is fine, basement is a little wonky as the walls don’t seem to line up with the house itself? Needs lots of updates, which I’m totally cool with doing, but I can’t seem to come up with any sort of design style I’m in love with that fits with the existing structure.

You do remodel work? I legitimately will need an architect. I’m in Ohio, I’m sure that matters.

Actually, better make that six cars plus a bay that can swallow a 2 car enclosed trailer

I’ve been cruising a lot of Tumblr. Trying to get ideas. I think my imagination is limited when it comes to what a home could be through remodel. The house is just a basic single story house. Don’t have a photo of the actual house, but here’s a photo of the original blueprint.

At least it looks like he’s keeping the corner boards, most builders don’t even bother to do that.
