I like the shutters, but I also like the center dormer and windows in the second. It’s best if the shutters are functional and not just decoration.

The balcony just seems to bug me for some reason. I can’t put my finger on why though. Maybe it’s just too small for my tastes? There’s really no way to fix that, though.

I like design elements from both of the houses. I like the architectural detail of the slight bump out on the second design and the change in roof design. The rounded windows don’t seem to flow with me though. I think it might look better with an apex window design versus the rounded one. That holds true for the dormer on the right side of the house.

I like the shutters on the first design. But, I think they only should go on the 8 windows on the left side of the house. I’d leave them off the balcony window and the dormer window on the right. I agree with someone else who suggested the chimney should mimic the stonework on the front of the house, if possible.

I know, this is all easy for me to say since I’m not the one designing it. And I’m but one person, so take my suggestions with a grain of salt.

its actually a flat roof with a decorative rail. The rail is only like 18" or 20" vs the 30" for a roof deck so maybe thats it?

I prefer the one without the bump-out, I think its a cleaner vs the bump-out which doesn’t serve much of a purpose.

I like the shutters too. theoretically they are supposed to shut and protect the window but its not easy to get them that way for the middle window or they would be huge. I thought it looked odd leaving them of of just that window.

The chimney is fake but i dont think it would be hard to replace it with a brick veneer.

you should see the house they are having me base this design on. Its is very McMansiony with a side of I dunno how to design for shit. they have an arch window in the middle section that is about 8" narrower than the window directly below it.

when I painted my house I was going to replace the plastic shutters with real ones until I saw the THOUSANDS I was going to have to spend. I ended up just leaving them off all together.

Builders have horrible taste. My dad is a builder, his aesthetic instincts are atrocious. Sometimes I can talk him into listening to me, but it’s always a battle.

The thing I hate more than anything is builders’ insane insistence that every window must be in the center of the room, no matter how stupid that makes the house look on the outside.

Hmm, well since it’s not an actual balcony, I reverse my stance. The bumpout only made sense to me if it was a balcony.

I have a really strong dislike of flat roofs, but if you look at my development, there are plenty of people that love them. I really see nothing else that would work there though that would provide cover for the front door, short of maybe having a second roof that runs the length of the house over a front porch.

I think this is the first time for this guy being in charge of a new house so the power has gone to his head. They are also getting advice from a realtor. For a profession that deals with houses so much, they never seem to know anything about laying out floor plans or aesthetics either. Its all about sq ft with them.

I understand. Real ones are ridiculously expensive and require a lot of maintenance. Down here in Louisiana, it can be worth the expense since functional shutters look nice and provide protection during hurricanes. The shutters on our house are fake plastic, so I have a stash of wood in the garage which is already cut to fit the various windows around the house. I’ve had to use them twice since I moved here. We’ve talked about getting real ones, but we have other projects to take care of first.

depending on location, some of the houses i’ve designed require hurricane rated windows. They are incredibly expensive so as an alternative they must have either working shutters or pre-cut panels to be stored on site for hurricanes. Its more

Ah, he’s trying to make it a show-piece about what he can do.

The problem with realtors (that’s what my mom did for years before she passed) is they only think about numbers and stats, because that’s what gets fed into listings and how they calculate a listing price. My mom was a lot better about this than the average realtor. It used to drive her crazy when people would pay more money/buy a worse house, because the better one, “Felt a little dark in there.” “Yeah, that’s because the walls are painted dark colors, throw a coat of lighter paint on the walls before you move in,” my mom would say. They wouldn’t though, because people are idiots.
