so i’m about to by a house, my house has an agreement on it so everything’s moving forward however I feel like i’m getting fucked. Selling our house has been fine, buying the other has not. The sellers for the new house have been totally douches so far, they have had us remove things like the ability to review the new septic system design from our agreement and Sunday I drove past and the whole back yard was flooded. I knew they got water in the basement and the first thing i was going to do was put in a sump pump but what good is that going to do when you are in a lake? I feel like my only option now is to back out and give up my deposit or move forward but I’m afraid i’m getting myself into a fucking mess. I already thing I overpaid for this property and now even more so. The last thing I want to do is give these people a free $1k

Water in the basement? Fuck that. There should be a sump pump with a battery backup in there right now. If they don’t have that what else did they fuck up? They’re going to install the smallest/cheapest septic system they can to get out of there. I would cut your losses and run. $1,000 is a small price to pay versus a 30 year mortgage on a piece of shit.

Agreed. They aren’t being truthful, and are deliberately tying to mislead you. Get your money back, and tell them that you saw their backyard flooded.

All of the yes to this - these are huge red flags, and I think you can get the deposit back. Even if that’s NOT true, this house sounds like it could cost you WAYYYY more than the deposit if you follow through. For what it’s worth, I would always much rather get the work (septic) done myself after the sale to make damn sure it’s right, rather than trust an unknown seller whose only motivation is to spend as little as possible.

$1,000 sucks to give up but yeah. plus it sounds like opposaurus is fed up with the place already. $1,000 isn’t worth the rage that will ensue when something invariably goes wrong next.

2 things:

1. If they changed the terms of the agreement after you put down money, you should be able to get it back. You gave money for a different agreement. If not, see 2

2. Think of the $1k like spending money on a plane ride and PPI on a collector car. It’s a small percentage of the overall purchase price and cheaper than throwing money at something to fix shit. $1k now or $10k later?

Also, if it’s flooding now, it’ll do it again. You’ll need expensive flood insurance, assuming anyone would give you flood insurance.

Totally none of my biznis but is there any way possible you can walk away from these losers and their [insert noun of choice]?Personally I worry that the Screw is just gonna be starting at Closing. Please accept apologies for my being the buzzkill. From your posts it seems this move, and buy, is pretty huge for you guys, understandably... just pulling for you guys to have the max chances for a positive outcome when you move.

Noted your earlier observation about 3 kids in a condo but maybe there are things that could be worse

The refusal to inspect something like that is reason enough to run. Start looking for something else.

What’s the last possible day/time you can back out and only lose the $1K? I would do what I could to string them along and give them every reason to believe that you are going ahead full steam with the purchase.

I would even go as far as asking them if you could come by on the weekend and measure a room or two for furniture, or measure for a fence estimate or something. I would even have something cheap shipped (or sign up for something) to the address, for good measure.   “Oh, I have mail? I could have sworn I told them not to deliver it until June. Sorry”

Extra points are awarded if you are convincing enough that they have arranged for movers or started moving things into storage before you drop out.
