Close to our jobs

Very affordable property taxes

Deep garage

All appliances included

Unfinished basement (tax reasons)

Massive garage

Nice driveway

Land for a decent vegetable garden with a shed

Loft above the massive garage (future man cave)

We’re going to look at it Sunday, along with a few other options (though we really want this one). It is more than double the price of house we were originally in contract for, but this is the forever home. The other one we only saw as temporary, 4-5 years at best; it was small with almost no property.

We figure interest rates are only going to go back up, so when the time came to move to something bigger we could expect to pay a few points more. I rather make the sacrifice now, while we’re young with no kids.

House looks amazing! What city/state are you in? I love old homes. I used to live in a Victorian from 1886 and now I live in a 1916 home that was originally made to house people who worked at a nearby Ford Model T plant.

Do be cautious about the non-attached garage, you may find it not fun in the snow (my parents have two detached garages, and I can tell you it was not a good idea). Also given the age and height, it’s possible that is not a garage, but a carriage house. Horses and carriages down below, hay above.

Haha, yea. We ran some conservative figures, exaggerating living expenses etc. and we can manage it, but we would almost be house poor. Or rather we’ll have to cook more often, and eat out less lol. Good thing is its a stones throw away from both our parents houses, so we’ll just mooch off their dinners.

The good thing is that it doesn’t need much, bathrooms are new, the kitchen is old, but we can wait to tackle that.

I’m also quite handy, and so is my dad, and all his brothers, so labor will be beers and food.

Praying that this is the silver lining.

Oh I love snow! And it would be a cake walk compared to where I live now. Here the house is on a state highway, and the mouth is about 40ft wide, which the plows push all the snow onto. This means that the bottom 10ft of driveway is the very worst part. My dad is looking into getting a old wrangler with a plow, cause even my quad wont cut it once its more than 10".

That’s exactly what it is, Cause it even has the loading doors above where they would hoist the hay in. Not sure if they still open. Any down side to it being a carriage house? Carriages are taller than cars, so I should still have lift space right?

No big issues with a carriage house as far as I see it. They tend to be more spacious. You might need to look at running better electrical over depending on how it’s been used, since it probably didn’t have it originally, and may well have been wired for whatever the bare minimum was with lighting. As with all old electrical setups look out for knob and tube wiring:

If it’s there, you should price in the significant cost of replacing it (this is an issue for the house as well, but it is more likely to have been installed and survived in what amounts to a barn as compared to the residence).

Ok. The future wife knows that if there’s space, we’re getting a lift.

The house is updated as far as electrical, according to the listing, but not sure about the carriage house. Lets hope it’s sorted with the minimum, if not I got an uncle who’s an electrician, and he loves me LOL.

Good luck! Just went under contract ourselves on one a couple weeks ago. Unfortunately no epic garage like that one, but a nice brick carport and location right in the city. Like you guys, we decided to forego a starter type home and get one that’ll do for a long while - best neighborhood/schools/location/etc. Biggest compromise was no garage for me :(.

Congers NY, its in Rockland county, 30min from NYC. Most houses are a fortune, and this ones is on the very low end of pricey. Most in the immediate area are 400k-900k.

Or does the wifi amplify their powers? What wavelength do ghosts operate at? Will having a 5ghz network be better for ghosts than a 2.4ghz network in terms of interference? These are the questions I want answers for.

Yea, I was afraid I’d have to make that same compromise, are biggest factors were property tax and commute times. Property tax since that greatly eats up how much of a P&I we could afford, and in our area property tax is the largest part of a mortgage. As for commuting, My Fiance was the main factor, she will be working in NYC, so it had to be better or the same than where she is living now, while giving us everything else we wanted (really what I want, she doesn’t have many demands beyond nice kitchen potential, nice yard, old house preference is all me). Praying this works out.

Carport is the next best thing though! Good luck to you as well!

Well these days it’s a lot more than my tax base reflects. We bought it at the very end of 2010 when the market had fully bottomed-out. It was a REO and the former owner tore out the kitchen and HVAC system when he lost it so we got it dirt cheap at ~$550k, a good $150-200K below FMV at the time. While Zillow shows the value to be a bit over double what we paid, the taxes are based on a value that’s been adjusted to (I think) about $600k.

Damn! Yea, you’d be paying almost 3 times that here. You take the FMV multiply it by 33%, and then that gets hit by 9% (tax rate). So in congers that would be $17820 a year. almost 1.5k a month in just property taxes.
