Bonus light fixture safety hazard below. If only oppo had a resident Chandelier Inspector...

Lady called from Sammamish saying her house was massive and other window washing companies refused to do it. Well it’s certainly large compared to my condo, but for the area it’s actually fairly small at 5 bedrooms 4 bath. I have a hard time believing anyone would refuse... The home was easy and the clients were very courteous. Look at all that deck. Three stories and only 15 minutes worth of ladder work? That’s a cake walk.

I’m not a fan of the style, but it’s not the worst. Pretty inoffensive I guess, it’s like the architectural equivalent of a base Civic. The home is old by West Coast standards at 60 years. The separate garage though... Pretty cool. One single door, and one large double door on the bottom floor, with a guest apartment above. Easily enough room for 4 vehicles. Inside was an old Land Cruiser (the one commonly mistaken for an old Wrangler) and a CLA in a gorgeous bright blue.

There’s a neat track system set up in the ground from the rear boat garage to the lake. You can make it out in a few of the pictures. Because who wants to store their boat on the water when you can put it on a motorized cart and have it brought into your garage (not the car garage, a separate boat garage you plebe) at the push of a button? It’s pretty common on Lake Sammamish, but the first time I saw something like this I was quite impressed.

And finally, the chandelier. Hmm. Lukewarm design, positioned right next to a 4x6 ft skylight where natural light is in abundance, lights emulating candles... I’d give this a 4/10.

I really like that house. I live in NoVa, so I’m pretty much surrounded my McMansions/mansions/super expensive townhouses. Nothing too different sadly.

About 20 pounds for the 16 ft aluminum extension, 65 pounds for the 32 ft aluminum extension, and somewhere in between for the 20 and 24 ft. No clue on the step ladder. Probably a hair over 20

It’s for sale!

The lake houses here are either the style pictured above (the old homes), super interesting houses designed by a skilled architect with no bounds (my favorite to see, but a pain to work at) or super modern boxy homes.

As a window washer, my favorite homes are big ramblers with gently sloped roofs lol

Hot take: chandeliers have no place in modern home design. There are betters solutions from a functionality standpoint and aesthetically, when did you last see a chandelier that made you think, “this looks great! Totally not just tacked on!” in a modern home? (barring custom work topping 5k or so)

Agreed on the garage. One of my favorite homes to date was a custom place built by a 50 y.o. Painter I’ve worked with. Two stories. Ground floor is a 3 car garage with an adjoining shop, upper floor a modest apartment that was equal parts rustic and industrial. Oh, plus vaulted ceilings and walls that didn’t reach the ceiling so it felt very interconnected. Dream place.

That sounds perfect, the ideal home I have imagined too. Garage and shop space on the ground floor, living area above. Not too concerned about design, rather construction quality. I don’t need 20 acres either. Sadly, unless I want to spend 20 hours or more a week commuting, not too attainable in this area.

That’s how those chandelier come, with a bunch of chain then you take out the links you don’t need and attach the last one to the mount. I did one line this in my house,(fully closed the link though) because the PO took the one that was in the house with them. So I got one from a buddy for free . I should post mine for everyone toy laugh at, then I laugh last because I bought only the bulbs.

Toronto huh. I knew Vancouver’s housing market was rough but that’s pretty much the only part of Canada I know much about...

The big thing lately has been to put the house on the market at about 75% value to start a bidding war. Seems to work just about every time, according to my former employee who went into real estate. End up getting 20% above market value assuming the neighborhood is good.

Yeah, Toronto is nuts. Average home price is over a million bucks now. Places in my neighbourhood are going for three or four. It’s crazy.

Shame that it’s considered a teardown, but I understand that mindset.
