We have accepted an offer on our house. Its about $10k lower than what I wanted but thats how it goes i guess. Now to negotiate with the other people. They wouldn’t even talk with us until we have an accepted offer. The listing agent said she doubted they would accept out offer but that was two weeks and two open houses ago and they still have had no other offers. Time to lowball

Uggh, Im in the same process, buying a short sale....and the irony is that we started the process 7/17/16. And so many other houses have poped up that are better. Of course for more money, but the one we’re in bed with is a fixer-uper, so in the end it would be the same thing.

Monday the sellers bank said they wanted a counter offer, I went up only 5k, if they dont accept I’m walking.

No offers and they refused to even entertain yours? Yup, they just got a smaller opening offer from you. Lower yours by 10k on what you were gonna offer.

Short sales can be such a PITA. My current house was a Short Sale. We waited about 6 weeks to hear back, which admittedly was pretty good. The bank had already accepted that offer from another party and they backed out, so it was just a matter of getting them to sign off on it again.

I did a shit-ton of work on this house. I brought it from $235k to $375k. The market is also way better now than when I bought. It was bought knowing it would not be permanent. I was hoping for $385

OMG, Huge PITA. What I love (sarcasm) is how we had a contract, but the bank can come back and say they want more.. Got that call monday evening, from the sellers agent, that I needed to respond by today. Witch is weird cause everything before would go through the lawyers, so I thought she was pulling my leg. Called my lawyer, he said it was news to him but that he would cantact the other side to get to the bottom of it. Turns out it was for real. And like I said, a few houses have come up for sale lately that I would love (I like colonial Pre 1920, tall ceilings etc.) and I have my money tied up in this shit... (the house Im slated to buy is also built in the same era)

This is what kills me about the whole process. I get that the bank wants all they can get out of a property. But they have a interested party who wants to (at least partially) get that property off the books and get them paid. Really, what’s their alternative? Foreclose on yet another house? They sure as hell don’t want to bother with that.

With the bank now asking for more money I’m kind of surprised you didn’t just say no. There’s other properties on the market now, tell them that. They would be the one who are breaking the contract so you’d at least get your deposit back.

Well to be honest we are getting the house for a steal. And they wanted 155 originally, but there were things that needed to be done like address a redarded second floor extention that was done decades ago, and some other cosmetics. So we came in at 145k. The offer was accepted by just the owner, but the bank has the final say.

Curious, where are you located? The real estate market on the west coast (in particular Oregon and Washington) is insane, houses sell the same day they’re listed for over asking. Also, never understood banks, there’s an empty house on my street for at least the last two years. I guess the bank is waiting for the market to plateau?

Not in a short sale, unfortunatly. Im basically buying a house for almost what is owed on it, no where near the sellers original purchase price. I knew that going in, its usually assumed that the home owner wouldn’t accept an amount that was reasonable, and we weren’t far off in our offer.

The house is still a steal, when we were first considering it I had 2 uncles inspect it (ones an architect, ones a contractor), they said it was a no-brainer even at asking price. I’m just mad at how much time has passed, in the time since 2 houses that were built in the same era (pre WW2) were posted for sale, and sold quickly after, If my money wasn’t tied up, I would have jumped on either in a heart beat.
