All this negotiation bullshit makes me want to drink copious amounts of alcohol and then slam my head on concrete walls. I’m trying to sell and buy so I see the tactics both side are taking. On the side, I’m trying to put together a deal with a contractor to buy a piece of property so he can build a new house and I’m talking with someone to purchase the house. The land owner said give me an offer. I kinda snapped and said lets just cut the bullshit. You give me one number, that I can give to the builder. If he can make it work, than great, if not we’ll call the next guy. I just wanna design the house dammit.

Some people think realtors do practically nothing yet get to enjoy the nice commission on a sale. Having just gone through my first purchase, I can tell you my realtor did a ton of work to earn his commission. He set up a zillion showings, gave great advice on negotiating, and handled all the messy communication. I couldn’t imagine doing it alone.

It has to be frustating working to put together so many deals that get close, but just don’t finalize. I don’t know if I could have the patience to do it.

we just had an offer for $50k less than what we’re asking. I dont know what the realtor would even allow their client to submit something like that. I mean if it was a $1m house thats nothing but we’re not even close to that.

My dad was a realtor, and had good success in a small market for a long time. I know the kind of work he put in, as I only saw him for possibly an hour a day most weeks. I know the relationship he had with his clients on both sides, as so many came out of the woodwork when he died (25 years ago this summer, not a recent thing). I admire realtors like him.

I also know the kind of work my realtor put in when helping us buy our current home. There was little effort put into finding the home, and no negotiation at all on my realtor’s part.  He really didn’t put any effort in until I got pissed off and stopped talking to him for 3 days. Suddenly the seller was interested in dealing with us and my realtor felt like working again. If I’m the one doing all the work, he doesn’t deserve the commission. Gee...thanks so much for that $25 pizza joint gift card you gave us when we finally bought the place. I hate realtors like this guy.

I’m sure my realtor hated me because I decided on the value I was willing to pay for a house and wouldn’t move over that number. We lost 2 houses because we were outbid, which I was totally fine with (although the wife got slightly perturbed).

Unless your asking price is completely out to lunch, that is crazy. When I was shopping, my realtor was a fantastic resource to help me determine fair market value so I could put together realistic offers. I guess your experience shows that the same low-ball offers one gets selling a car on Craigslist happen in the real estate market too.

If I was in your position, I don’t think I’d even bother to respond to that silly offer. That “buyer” clearly isn’t worth your time.

Counterpoint - I have zero respect for realtors after 6 purchases and 5 sales. Every one I’ve dealt with have ultimately turned out to be sharks, doing little work for the compensation they derive. Every one I ultimately felt they weren’t actually negotiating for me as much as for themselves (to keep as large a percentage as possilble when the closing came as they could).

They seem to artificially isolate buyers and sellers, on several occasions I was able to speak person to person to the buyer/seller after it was done and both of us ended up shocked frustrated about things we could have worked out together if we’d simply been able to talk one on one during the buying/selling process.

I know.... there’s good and bad everywhere, ymmv, so far I’ve only had bad :-(

I honestly don’t know how people do it. I couldn’t imagine the stress of selling and buying at the same time. Sooooooo much shit has to go just right. What if you find the perfect house but no one to buy yours? What if you have a buyer on the hook but no house to move into?

There’s just far too much stress in buying/selling. Thankfully when I bought my house 7 years ago I didn’t own the previous property and I could walk away from it.

I guess I need to find a company who will relocate me, move me, and sell my house. I’m probably not likely to find that though.

Yeah, I understood from your original post that you just want to do your chosen vocation, not be a developer. Development can be quite a hassle in trying to maximize profits through negotiation and politics. I always liked to step back at a certain point when I was actively doing land development engineering and tell my clients, “And this is where you play your role and resolve the money/politics.”

We’ve done the same on three properties. But we’re in a good spot right now and don’t have to move, we would just like to and get more space, it’s nice to be in that position. Less stress.

Sometimes, you gotta take a swing. And that’s just the opening volley. I always figured the owners would counter if they were ready to sell. You cannot negotiated below your initial offer to purchase, so that’s just how it is. I don’t care about people’s feelings or they taking it personal, there’s other homes out there, just not meant to be. There have been a few though that we didn’t even offer on as we knew they would be getting what they had it listed for or better, and that put it out of our budget. Then on the flip side, we’ve seen homes listed for 25% over what the going rate is for comps and we set our number appropriately, of the owners want to hold out, so be it, we’re on to the next one.

It is possible to buy/sell without a realtor, but you need to involve a lawyer to handle some stuff.

We had a similar situation last summer. We put an offer in on a house, and sold ours two days after listing it. That part was easy, coordinating the moves was the bitch. Especially since the movers we hired didn’t have a big enough truck, so I had to rent a trailer last minute and kill myself to load and unload it, since we only had a one day gap to get moved. The alternative was to store all of our stuff for a day or two, but that would have jacked up the cost significantly.

So many people don’t get this and it blows my mind. “Why won’t people just give me as much money as I want for my stuff!?” “Why would someone offer less than something is worth?” Well gee I don’t know, maybe because they’d love to buy it for that much and they can’t read minds to figure out if you’d sell it for that much so they fucking ask!

Me either. And it’s led to me getting cheap motorcycles. I’ve had people sell at at 2/3's their asking price! TWO THIRDS! Like I’m supposed to just hand over more money for no reason other than to make people feel good?

You are right of course but the realtors (being hungry and in a less than easy market) make that damn near impossible most of the time. A buyer enlists the help of a realtor to take them around, most realtors will avoid if not flat out refuse to visit FSBO properties.

In my most recent experience the sellers realtor managed to scare the bejesus out of them with false claims and net herself moneys she wasn’t entitled to. Were actively disallowed from trying to contact the seller to sort out some simple things (and try to show them the shady dealings of their realtor) but wanted the house bad enough that we just forked it over.

At the very height of the housing boom I had my lone good experience. I put a for sale by owner sign in my front yard, had a respectable offer within 2 weeks. We agreed upon a title company, who would pay what, the title company handled everything else. Everyone walked away happy.

Sorry, piggybacking your rant with my rant, I’ll step off the soap box now and go back to thinking about old cranky Porsche modifications :-D
