Out here in Michigan If you don’t basically sign an offer when you walk out the door on your first walk through, you lost the house.

The market here was like that right after the flood. Things have calmed down a bit since then. One of our neighbors is trying to sell, but isn’t having much luck. I think it’s the faux wood-grain vinyl stick-on tiles that weren’t applied in a straight line. At least that’s what caught my eye.

When we sold our house years ago, I thought the agent was crazy when she told us what she wanted to list it for (basically 60% appreciation in 5 years, although we had done some work on it as well). When we had 4 offers at or above list price within 24 hours, I thought I was crazy for not demanding that she list it for even more! Good luck.
