For once, my job and my interests combine! Ok, not entirely true, I also really like creepy old buildings and that’s generally my favorite sort of property to inspect.

BUT, this time I get to look at an exotic car repair shop that’s going to be an environmental nightmare but so fun to photograph. Place has been a gas station or car repair facility since the 1930s and has no records of any tanks removed. Maybe I’ll promise to write it up in a positive light in exchange for a test drive in an Aston?

Either way, the owner seems really cool and I hope I don’t come across as a blathering idiot.

I did a demo project for dollar general, they were going to buy the guys property next door too, but was just a garage /shop he used for personal and used to be a fill up station. They didn’t buy that one.

Those are sometimes not worth it as a worker. Drive 3 hours, arrive by 7, work until done, drive 3 hours home.

I went with my wife to inspect a hotel built in the early 1900s. It was a cool building, but the homeless squatters and the birds getting into the rooms with the broken windows were really trashing the place. The homeless guy wasn’t even using the restroom. He had jars of urine all over the place.

The worst part was the deteriorating brick on the back wall. The building really needed the entire back wall taken down and restored. I think that is what finally scuttled the sale.

They’re trying to buy and redevelop this property as apartments. Sounds like a terrible idea to me all around, except for me getting to poke around someplace fun for a couple hours.

Those are the places I love. Basements and sub basements and underground tunnels and jail cells under sidewalks and hidden maintenance shops and water tanks under the roof. I got to poke around one factory building that had a residence sort of hidden in it, not like Ghost Ship style but more like Anne Frank style. I just think buildings are neat.

When I went off to college, we had a chance to explore the steam tunnels under the campus. We nearly ended up in the campus pokey for that one.

My favorite day in thermodynamics was a scavenger hunt in the steam plant. I really should’ve stuck with that degree.

Right?!? Only thing registered at the site (ever) is a current waste oil AST.

That being said, depending on when they stopped selling gas, it could be grandfathered in from the old method. The old method is filling the UST’s with sand and calling it a day.

Yeah, but that absolutely won’t fly for a HUD redevelopment. And this is a part of the country where every documented removed tank gets listed as a LUST. Who knows, hopefully the fire department knows something!

Your state health department should know, if not, the EPA will. With South Carolina, everything goes through SCDHEC, SC’s health and environmental department.

This looks about right, because IIRC you are in Colorado: https://www.colorado.gov/pacific/ops/TankCompliance

I am but the property isn’t (sorry to be vague, but it might be too easy to identify the shop if I say where and I doubt I should legally identify it). But we do a file review of state and federal databases for every project and nothing came up. The only hope is fire or building departments at this point.
