I live in Bellevue, near the core of the insanity. 1MM for a detached house west of 405 is a teardown or a complete gut reno at best. It’s probably mostly dirty offshore money being laundered by now, amazing how many vacant (but sold) houses and condos sit here collecting dust, being used as a residency ticket or escape route.

This area really is transplant hell. If one more person mentions to me how much better they had it in “Cali”, I don’t know what I will do.

The funny thing is that I was born in Los Angeles and lived in San Diego before I moved here. My thought process was, “I get 6 weeks of vacation a year. Where do I go with all that vacation?”, which made it obvious that I’d rather be in the forests of the PNW. I love everything about this place except the high housing prices and the constant stream of people that moved here yet hate everything that makes this area unique.

Where I live is just a short distance west of Lake Sammamish in Bellevue and I have been seeing exactly what you’ve seen as well - lots of empty houses (some boarded, some not) that have been sitting empty for years. I have seen some that seemed to be traded around quite a bit (according to county records), but haven’t been occupied for many years. It’s crazy that such large and nice homes are sitting vacant when housing is at such a premium here.

I can’t believe the level of madness in downtown... I was looking at listings and it boggles the mind.

In the past, a lot of the price inflation here was from Californicators (no offense meant, well, not much anyway). Prices here jumped maybe 25 years ago from those new arrivals. I was born in WA, so I can bitch about it too - if people hate it, they are free to leave, no worries, we are full. Now we are emulating Vancouver, with money often coming from the same less than ethical sources. Any detached house there is worth 1MM CDN. At least in Bellevue, you can still get a basic small old tract house (far east of course) in the 500s.

Those empty houses are being used as speculative items, and as escape routes for those with investor visas - as there are no questions asked when it comes to the origin of money. It will probably get worse in that regard with the upcoming new regime, too. After Vancouver implemented a tax on offshore purchases, prices here increased that much again. In my not so humble opinion, vacant speculator properties should be taxed to a huge level, and offshore purchases should have a tax too, to compensate for much needed infrastructure that these people never supported. I don’t know anyone in my age group or demographic who owns a detached house on the eastside who also didn’t receive significant parental aid. That’s not right.

I live downtown, and have been in the same place for over a decade , aside from a few overseas stints. It has grown immensely, in good ways and bad. Unfortunately for me, or maybe fortunately in terms of taxes and HOAs, one bedroom units don’t appreciate very much.
